HDB executive maisonettes are a rare breed these days, but they continue to be highly sought-after after by buyers.

In fact, local DJ Dennis Chew recently made headlines after he bought one for a reasonable $500,000.

Executive maisonettes are 2-storey HDB flats featuring a kitchen, living and dining area on the lower floor, and bedrooms on the upper floor. They also come equipped with three bathrooms. The government ceased production of HDB executive maisonettes in 1995, so they can only be purchased on the resale market.

  • Nearest MRT: Upcoming Peng Kang Hill MRT (Jurong Region Line), expected to open in 2028
  • TOP: 1988 (67 years left on lease)

Priced at just $508,000, this property is a steal as far as maisonettes go. When Peng Kang Hill MRT station opens in 2028, it will be 10 minutes’ walk away. For now, however, the nearest MRT is Pioneer MRT, located about half an hour’s walk away. The maisonette has a balcony and enjoys an unobstructed view of the surrounding area.

This maisonette is a respectable 7 minutes’ walk away from the proposed Hong Kah MRT line, which opens in 2026. At the moment, however, the closest MRT station, Lakeside, is a hefty 25 minutes’ walk away. The flat is located on the corridor end of a low floor, and the seller is very motivated to get rid of it, which could give prospective buyers some bargaining power.

This is a very well-priced maisonette, considering it is located on a high floor. It is 8 minutes’ walk from Bukit Gombak MRT and 9 minutes’ walk from Bukit Batok MRT, both on the North-South line. In the meantime, residents will have to be content with taking the bus or walking a little over half an hour to Jurong East MRT. On the bright side, that also means that the malls in the Jurong East area such as Westgate, Jem and JCube are not far away.

Currently located 29 minutes’ walk from Lakeside MRT, this maisonette’s location will become just a bit more convenient when Tukang MRT on the Jurong Region Line opens 26 minutes’ walk away. With 79 years left on its lease, this is a relatively new maisonette compared to what’s on the market. The unit, which is located on a low floor, is equipped with a balcony and enjoys a quiet location close to the corner of the block.
