Properties near East Coast Park are highly coveted in Singapore. They offer some of the best waterfront views, easy access to the beach, CBD and Changi Airport, as well as the convenience of living close to amenities such as schools, malls, eateries and restaurants.
Furthermore, with the upcoming Thomson-East Coast Line (TEL) due for completion in a few years, residents living in the East Coast can look forward to improved connectivity to other areas and MRT networks.
Needless to say, properties in the area don’t come cheap!
But that doesn’t mean that you need to pay crazy prices just to live there; in fact, here is a list of East Coast Park properties that are selling for under $2M (note that the price is accurate at the time of writing):

Seaside Residences is an upcoming condo along Siglap Road that’s just a stone’s throw away from East Coast Park. The 841 residential units available are spread across four, 27-storey blocks, and most of the units offer unblocked sea views.
Developed by East Vue Pte Ltd (a joint venture between Frasers Centrepoint Homes, Sekisui House and Keong Hong Holdings), residents can expect top-notch fittings and craftsmanship as these developers are known to have developed quality projects across the world.
There are also lots of amenities nearby, including nearby schools that are within 2 km. Most notably, the prestigious Victoria School is just right opposite the condo. The close proximity to schools and East Coast Park may attract families with children.
While there aren’t any MRT stations nearby currently, Siglap MRT on TEL is scheduled to open by 2023, so residents can expect greater convenience and connectivity by then.
2. Laguna Park

Technically speaking, Laguna Park is an ex HUDC flat. However, since all HUDC flats have been privatised, it counts as a private condo.

As a former HUDC flat, the site area is huge at 62,200 sq m. There are 3- and 4-bedroom units available with units as big as 1,615 sq ft. The spacious units make Laguna Park perfect for families who treasure more living space.
The condo is perhaps known for its repeated attempts to en bloc, with the latest being the $1.48 billion failed effort.

In terms of unit sizes, there is a good mix of 1-, 2-, 3-, 4-, and 5-bedroom units, spanning from 624 sq ft to 3,800 sq ft.
Facilities include a barbeque area, clubhouse, mini-mart, squash court, tennis courts, gymnasium room, playground, spa pool and swimming pool, while the condo comes equipped with covered car parks with 24-hour security.
Apart from having East Coast Park right at your doorstep, the condo is also conveniently located within several amenities including schools, shopping malls, eateries and supermarkets, while you can get to Changi Airport in 5 minutes via the East Coast Parkway.
4. One Amber

One Amber is a freehold condo located in Amber Gardens and just minutes away from the beach. Like most properties near East Coast Park, the condo comes with spacious units; the 1-bedders starts from 570 sq ft while 4-bedrooms can go up to 3,165 sq ft.
Facilities in the condo include a barbeque area, fitness corner, jacuzzi, swimming pool, lap pool, basketball court, gym and even tennis courts.
Also, like most properties in the area, key amenities are within walking distance.
Most notably, the upcoming Tanjong Katong MRT station is just 4 mins by foot, while malls, eateries and schools that are within 2 km include: the Canadian International school, Tanjong Katong Primary School, Tanjong Katong Secondary School, Pat’s Schoolhouse Katong, Fu Lin Men Cantonese Dining, Katong Kitchen, Little Italy, Delhi 6, Food Republic @ Parkway Parade, 328 Katong Laksa, Katong Shopping Centre, Katong V, Parkway Parade, and Katong Plaza.

And it’s easy to understand why the owners were demanding so high — the land size is around 1 million sq ft!
Despite being an old development, the condo offers spacious units ranging from 1-bedroom to 5-bedroom units (the biggest unit is 3,800 sq ft!), as well as a wide-range of facilities including swimming pool, sauna and steam room, barbeque pits, squash court, tennis courts and a mini mart. Most of the stacks also offer great views of the sea and its surrounding.
There are also several popular schools closeby; Victoria School, Victoria Junior College, Ngee Ann Primary School, CHIJ Katong Convent and St Patrick’s School are all minutes away.
Prices are also quite affordable considering the size and location, and you can find a 3-bedder under $2 million.
6. The Makena

Residents on higher floors can enjoy the sea view and views of the surrounding area, and the condo is also connected to East Coast Park via an underpass.
The freehold property is also developed by Hong Long Holdings, a reputable developer known for developing several mid to high-end residential projects.
7. Amber Park

Amber Park is an upcoming condo developed by CDL, a renowned developer with a portfolio of quality projects across the residential, commercial and hospitality sectors. Some of its notable residential projects include Sengkang Grand Residences, Whistler Grand, Piermont Grand, Haus on Handy and South Beach Residences.
Located along Amber Gardens and Amber Road, the condo is built on the former site of Amber Park condo. It was one of the most sought-after freehold en bloc sites, attracting eight bids before it was cliched by CDL for $906.7 million in 2017.
Getting to an MRT station is a bit of pain for now, however, by 2023, Tanjong Katong MRT will just be a 3-minute walk away from the condo. From there, you have direct access to the CBD in just three stops.
Besides the sea view, residents will get to enjoy the 36 facilities available in the condo, including access to the ‘Stratosphere’ — a communal sky garden on the roof which connects the three, 21 storey residential blocks and houses some of the condo’s facilities.
