Project Details

One-North Eden is a 165-unit, 99-year leasehold mixed-use development located in District 5. Located along Barracks Rise, the residential development features two residential blocks with a distinct roof design. 

Jointly developed by One North Development, One-North Eden will be one of the rare condos that will be built in the One-North region, i.e. Singapore’s very own Silicon Valley for research, innovation and test-bedding.

The project consists of two, 13 and 15-storey blocks that are nicely spaced out from one another. It will sit on a decent-size land of 62,202 sq ft, which is about the size of one football field.

It is situated beside One-North Residences and in the middle of the One-North region amongst the surrounding Business Park buildings like Fusionpolis, Biopolis, Metropolis and Innovis. Like One-North Residences, its position nicely overlooks Nepal Park and the neighbouring low rise buildings such as Anglo-Chinese Junior College.

Location

One-North Eden’s location in District 5 makes it one of the few condos with direct access to the business parks in the One-North area. This makes the development a good own-stay/rental option for those who are working in the area. 

Not just that, being in the heart of the innovation district, residents get to enjoy the multitude of amenities that were built to complement the business park. For example, you can get easy access to healthcare at the nearby National University Hospital (NUH) and the variety of food options at One-North.

One-North Eden is also within walking distance from the one-north MRT station, which makes travelling to and from the condo easy. In just a stop, you can transit at the Buona Vista interchange towards the Eastern and Western parts of Singapore via the EWL. 

It’s also excellent for families as the condo is in the middle of a cluster of prestigious schools. Fairfield Methodist School, Anglo-Chinese Junior College and Anglo-Chinese Independent are all within 1 km. 

In terms of green spaces, One-North Eden does have one small nearby green space at One-North Park. One-North Eden is 750m away from the nearest MRT interchange at Buona Vista MRT station. From Buona Vista MRT, you are seven stops away from Raffles Place MRT in the Central Business District (CBD). The total journey will take you approximately 26 minutes, according to Moovit.

Alternatively, if you don’t want to take such a long walk, you can either take bus 198 to Commonwealth MRT on the EWL or take the CCL/DTL/NSL route if you don’t mind the frequent changing of trains.

One-North Eden: Price

The land for One-North Eden was bought by the developer through a public tender. The tender attracted nine bids with the top offer made by One North Development. One North Development’s bid was $155.7 million, which translates to a price of $1,001 psf per plot ratio.

One-North Eden: D5 URA Master Plan

From the URA Master Plan for District 5, we can observe that there is more transformation of the One-North area that will be ongoing. For instance, the white spaces at the bottom left are still subject to land use planning. It is anyone’s guess on what the land will be used for in the next five to 10 years. There are also some plots that are set aside for residential buildings (bottom right) and commercial buildings (bottom centre).

Another thing to note is the expanding green spaces that will just be behind One-North Eden. While there are no firm plans yet, this does signal that residents can look forward to green spaces in your backyard in the years to come.

There are a couple of exciting developments to look out for in the Queenstown estate. 

  • Rochester Park is currently undergoing a transformation into a mixed-use executive centre for talent and leadership development

  • The development of Dawson estate will add new commercial amenities, Market & Food Centre and community facilities that will provide more recreational and dining options for residents at One-North Eden

The Rail Corridor is a remake of the former railway line that links the Northern to the Southern parts of Singapore. This trans-island green artery will turn into a community space that links one million residents when it is connected in 2021. One-North Eden’s location nicely falls into part of the Rail Corridor plans, which will let residents enjoy greater access to the other green spaces across Singapore.

Not only that, but the Rail Corridor will also connect One-North Eden residents to the upcoming Greater Southern Waterfront transformation on the Southern Coast of Singapore. It will create a continuous waterfront promenade that connects workspaces and living spaces to create a distinctive urban living experience. 

Besides expecting better recreational experiences, those buying a unit at One-North Eden can also look forward to a potential pool of tenants working at the new business space in Greater Southern Waterfront to rent out to.
