Verticus is property developer Soilbuild latest residential development in Balestier, a sub-zone in the planning area of Novena in District 12. 

Featuring 162 residential units across 28 storey towers, the freehold development consists of a good mix of unit types; apart from your usual 1-, 2- and 3-bedrooms types, Verticus also features two-bedroom and three-bedroom DualKey units, as well as one, 1,518 sq ft three-bedroom penthouse and a four-bedroom + family + study penthouse which spans 2,045 sq ft.

Soilbuild is a. local developer with over 40 years of developing, managing and constructing award-winning projects, garnering a host of allocates in the process, including BCA Construction Productivity Award, BCA BIM Award, BCA Green and Gracious awards and PropertyGuru’s very own Asia Property Awards.

Located in an area that’s mainly surrounded by low-rise heritage buildings and terrace homes, the 28-storey, modern-looking Verticus will become one of the prominent landmarks in the area upon completion.

Its facade features a modern contemporary design consisting of black and brown colour schemes. The first four storeys house the multi-storey car parks, while there’s a sky terrace on the fifth and 14th storey. This elevates the 162 units of the condo, as the apartments start from the sixth floor upwards. 

The sixth floor is also 30m above ground level, which is equivalent to a height of 10 storeys. As a result of this elevated design, residents will get to enjoy a good view of the surrounding area.

Units at Verticus are also North-West facing, so expect to receive partial afternoon sun during different parts of the year.

Verticus condo comes with high-end kitchen appliances and fittings from reputable brands such as Brandt, De-Dietrich, Grohe and Franke.

The 1-bedroom features an open-concept design with efficient layouts, though at 463 sq ft, the size is quite average. Once you open the door, you’ll be greeted with the kitchen and living room. 

High-quality porcelain is used for the tiles and kitchen backsplash (which you can tell by the glossy surface treatments), while the kitchen countertop is made of quartz.  

The ceiling height is 2.85m, which is reasonably high and allows maximum natural lighting.

It’s also important to note that all units only come with one balcony, but this allows you to beautify your balcony or make it an extension of your living space. All homes also come with a smart home system which includes smart home gateways with voice controls and smart lock, which allows you to let you guests in, or you can also provide your guess with code access. 

Master bedroom

The master bedroom here isn’t anything special, there’s enough room to fit a queen-size bed. But the aircon ledge is just right outside the window. 

 

Bathroom

The bathroom sink comes with natural marble, which although looks beautiful, is obviously very expensive. That means you should be extra careful with staining if you want to maintain its look. Apart from the marble finishes, it also comes with premium fittings from Hansgrohe and Duravit.

2-bedroom (type B1, 635 sq ft)

The 2-bedroom unit reviewed here is the B1 type. But there are also the B2 and B3 types which are slightly bigger at 678 sq ft and 700 sq ft respectively. 

If you want something even bigger, you can opt for the 2-bedroom + study units (up to 775 sq ft), as well as the larger 2 + 1 bedroom units at 1,163 sq ft.

Living room

The 2-bedroom types come with top-notch fittings and appliances: The sink (Franke), sink mixer (Grohe), fridge (Brandt), cooker hood (Brandt), induction hob (Brandt), oven (De-Dietrich) and washer cum dryer (Brandt) are all from reputable brands and come with the condo.

Like the 1-bedroom units, the 2-bedroom units come with one balcony and 2.85m ceiling height. Tthe kitchen also includes good quality porcelain tiles and kitchen backsplash, and quartz kitchen countertop. However, the countertop space isn’t very long or wide, so food preparation may be a bit challenging. 

Design-wise, the layout is pretty efficient with very little wasted space.

The master bedroom is decently-sized, there’s enough space for a queen-size bed with room to space, and also comes a full-length cabinet.

Like the master bedroom, the common bedroom can also fit a queen-size bed. Otherwise, the room is above average size.

Like the 2-bedroom types, the 3-bedroom type feels much larger than it actually is, thanks to good efficient layout. Also like the 2-bedrooms, you can also opt for bigger 3-bedrooms types — type C1, C2P, C3P. 

Finally, the 3-bedroom units come equipped with the same appliances from reputable brands from Franke Grohe and Brandt.

Apart from having a bigger living space and an additional bedroom, the 3-bedroom C1 type also comes with a slightly bigger balcony.

In addition to that, it also comes with an additional foyer space, which can be used as a storage space to help keep your things neat and tidy.

Meanwhile, unlike the 2-bedroom unit, the 3-bedroom unit comes with an enclosed kitchen space. Which means that you don’t have to worry about cooking smells lingering around the home.

Verticus comes with the usual facilities you would find in a condo project such as pools, lounges, decks, gardens and kids play areas. Interestingly, the designers and architects managed to fit an outdoor tennis court on the ground floor.

The sky terrace on the fifth floor houses the main facilities including the lap pool, spa pool, leisure pool, water lounge, party deck, dining pavilions and gardens.

Meanwhile, the sky terrace on the fourteenth floor has more greenery and is meant for those that prefer a more tranquil environment. There’s a yoga scape, reading area, sky gym, lounge and chill-out terrace.

Location

Verticus sits on the former 89-unit Kemaman Point residential apartment, which Soilbuild had purchased in 2018 for $143.88 million in an en bloc sale, or a land price of $1,173 per square foot per plot ratio (psf ppr). The gross plot ratio (gpr) is 2.8, with a maximum allowable Gross Floor Area (GFA) of about 122,711 sq ft.

The project is also located along Jalan Kemaman, a no through road that promises lesser traffic and noise, since everyone and their mother won’t use the road to pass through on their daily commute to work.

Verticus: Accessibility

Despite having a good number of amenities nearby, there isn’t an MRT station close to Verticus (the closest is Toa Payoh MRT, which is 1.1km away and takes you about 13 mins by foot). 

The good news is that it isn’t far away from the CBD, so you can get to the CBD fairly easily Toa Payoh MRT on the North-South Line (NSL) without the need to make a million interchanges. 

Toa Payoh MRT is a stop away from Novena MRT, two stops from Newton MRT, three from Orchard, four from Somerset station, five from Dhoby Ghaut, six from City Hall and seven from Raffles Place. You can reach Raffles Place MRT in less than 30 minutes.

If you’re driving, you can get to the Central Expressway (CTE) by exiting Moulmein Road via Balestier Road in two minutes and it takes three minutes to get to the Pan-Island Expressway (PIE). Getting to Raffles Place via the CTE will take you 11 minutes.

The most notable thing about Verticus’ location is the upcoming Health City Novena, which you’ll be constantly reminded in all of their marketing materials. 

In case you didn’t know, Health City Novena will be Singapore’s largest healthcare complex, integrating Tan Tock Seng Hospital, Mount Elizabeth Novena, Novena Medical Centre as well as a host of other healthcare-related facilities to create a healthcare ecosystem. The 17-hectare integrated hub will also house research and educational infrastructures, as well as commercial, leisure and public spaces. 

As such, there will be a large workforce of healthcare professionals — which includes locals, expatriates and foreigners — working and living in the area, which will likely see a large demand for homes in the area once the health centre completes in 2030. Investors or homeowners looking for capital gains or renting a unit out might benefit from this. 

In other words, ‘potential’ is the clearly marketing word that’s touted by developer Soilbuild here.

 

Verticus: Nearby shopping malls, supermarkets, hawker centres, and more

It’s also important to note that the Balestier area is quite old, so whilst the location is quite convenient to nearby malls, these are old/quiet malls such as Balestier Plaza, Shaw Plaza (which is currently undergoing renovations until 2021) and Zhongshan Mall. That being said, Velocity@Novena Square and United Square Shopping Mall aren’t that far away either, if you want to shop and dine at modern malls.

And because it’s an area with character and old charm, there’s also a good selection of traditional coffee shops and hawker stalls in the area. Some popular places to eat include:

At the time of writing, Verticus is priced between $834,000 and $2,595,000, or $1,715 to $2,201 psf.

Looking at the 2019 URA Master Plan, it’s clear that there are several buildings of similar plot ratio. But as mentioned previously, Verticus sits directly opposite several terrace homes, so you don’t have to worry about another condo obstructing your view.

There are also several plots of land planned for residential development along Chancery Lane and Thomson Road, which could affect property prices for Verticus in the future. As there will be more demand for homes once the Novena Health City completes, you could be looking at capital gains or good rental yields if you’re an investor.

Summary

Verticus is located in a solid location with plenty of amenities nearby. If you like the heritage neighbourhoods, the Balestier area offers you the old world charm full of rich heritage in the form of traditional eateries, coffee shops and history. 

Whilst it isn’t nearby any MRT station, the condo is well-connected to major road networks as you can get to the CTE and PIE within minutes. You can get to the CBD within 11 minutes by car.

Obviously, the biggest advantage of Verticus is the government’s plan to develop a major health hub in Novena, which will see further demand for homes in the area. If you’re an investor, you could be looking at long-term gains.
