TEE Land has completed twenty projects in Singapore, Malaysia and Thailand. With an intent to expand further into the ASEAN market, they are making a name for themselves as a serious boutique developer with an eye for interesting projects in well-established locations.
Project Details
Propshort: 24 One Residences is a boutique development that at times, feels like a cosy, well-designed hotel. It has a homely vibe that gels nicely with the chosen décor. Each space is used to its best to ensure that there are no wastage or fluffy additions that serve no purpose. It is a good, strong unit that should appeal to couples or a family of three. And if a member of that family requires a wheelchair to move around, the corridors and doorways to the bathroom and bedrooms are wheelchair-friendly; a basic addition that can make a world of a difference to certain people.
24 One Residences is a development with 24 units. It is essentially a boutique project albeit one that is freehold, located near Haw Par Villa. 24 One Residences’ is encapsulated by surrounding buildings which do two things for future residents: 1) it blocks the sun and 2) blocks the noise from the nearby viaduct.
Additionally, residents lounging on the roof of the development (where the facilities like swimming pool, BBQ and gym are) won’t exactly see the viaduct either since it is obscured by those same buildings.
As such, 24 One Residences may seem sandwiched between its neighbours but the reality is that it inhabits its own space, lacking in large parts, the tightness of space. Much of this is due to the way the project is built as TEE Land has seen fit to make the best use of the space available so that future residents won’t deal with a potentially claustrophobic environment.
And with just 24 units, this is managed superbly. The ground floor units are the dual-key (DK) duplexes with ceiling height of around 6.5m while the top floor (just below the roof level) are the penthouses with ceiling height of 7m. The ones in between are the standard, boutique units of which the 624 sq ft. 2-bedroom unit is on display at the showflat:

As a boutique unit, it is expected for the living room and open kitchen to share the space. Many projects do this with varying degrees of success. At 24 One Residences, the open kitchen is directly in sight once you enter through the main door.
It’s compact, no doubt, but everything, including the built-in fridge and oven are provided (the coffee maker isn’t). The dark brown laminate and white counter top contrast sharply for an attractive-looking space that is sufficient for the room-type, provided the owner respects the space available and does not hoard.
The actual living room is quite expansive, with generous distance between where the sofa and television are located. With the balcony running parallel, the space can feel larger with the doors slid open.
All in all, it can seem a bit busy if only because it shares space with the kitchen and dining table. It is perfectly possible, however, for the resident to eschew a dining table and instead invest in a slightly larger coffee table that can be used for dining. There’s certainly enough room here to determine how best to furnish.
One of the more interesting and notable element is that the bathrooms – both common and master – are wheelchair friendly. This is reflected in the larger than normal doorway and the wider dry space. Even the corridor leading to the bedrooms and bathroom are wide which is a considerate addition that would be beneficial and in some cases, a deal-maker for interested parties.
The only setback here is that the toilet seater is a little smaller than it could have been to fit in the space it has. But still, it is a minor gripe given how functionally well designed the bathroom is.
As for the bedrooms, the common bedroom can take a queen size bed but doing so would limit how you can furnish the room. In the showroom, TEE Land smartly opted to insert a super single bed instead to show the size of the room.
The large windows are a good inclusion, as plenty of sunlight will make the room look and feel bigger.
Even with the built-in wardrobe, this arrangement shows a room that is not cramped. This is especially good since there already are several non-boutique developments in the market that can barely manage this basic requirement.
As for the master bedroom, it has a queen-size bed, instead of a king, though it can accommodate one.
A unique perk is that the household shelter is located within the master bedroom and is used as a walk-in wardrobe, with the clothes rack provided by TEE Land. The owner can choose to build in their own wardrobe or refurnish the area as they see fit.
Why this is good is because firstly there’s no household shelter taking up valuable space in the living room and secondly, it gives the master bedroom a bit more utility.
There is a curb separating the shelter from the room so while the entryway is wide for a wheelchair to roll in, the curb will prevent that. The owner will need to take this into consideration if this situation is relevant to them and plan their renovations accordingly.
Overall however, it’s a good-looking bedroom that makes the best use of its space while providing a little bit extra by way of the household shelter that effectively expands how much room the owners will have.
The attractiveness of the unit aside, the 2-bedroom is a humble, foundational look at the quality of the unit. Yes, there are some minor things like a smaller toilet-seater and kitchen set but given that this is a boutique development, TEE Land continues its ability to make the best of the space it has available to it, without sacrificing functionality and usability in the least.
The result is a worthwhile home which given its freehold status, can turn into a good investment once the new Greater Southern Waterfront city is up and running.

Location
Propshort: Pasir Panjang Road is surrounded by a mix of high and low volume condominiums in an area that is more connected than it looks. Haw Par Villa is a short walk and even shorter bus ride away while Vivo City mall is about a 10-minute straight drive along the West Coast Highway viaduct. There is much potential coming to the area in the near future but yet, nothing seems to affect its quiet and tranquil nature.
Pasir Panjang Road is a quiet refuge flanked by hilly condominiums and low-rise residential developments against the backdrop of the active West Coast Highway Viaduct. Haw Par Villa MRT station is a short and straight-forward jaunt away while the only source of amenities once came from the expensive Korean restaurant and a handful of bars and shops at West Way, next to the car mart.
A Kopitiam hawker centre is at best, a 10-minute walk away from Haw Par Villa MRT, with no shelter in the event of rain. Fortunately, there are many buses and bus stops that dot the path and the road is straight-forward and relatively congestion free for drivers to get there under 10-minutes.
But despite its small conveniences and lack of any recreation within walking distance (aside from Haw Par Villa), with Vivo City a 10-minute drive along the Viaduct and NUS a mere 20-minute ride away, it’s easy to see why Pasir Panjang Road is still highly sought after. There’s convenience where travelling is concerned but none of the crowdedness that comes with living close to those high-volume areas.
It is an enclave unto itself and frankly, adequately connected via train station and bus services to various other parts of the island. Its proximity to the Science Park and the future Waterfront City increases its attractiveness by a huge margin.
But, all this was current as of two years ago.
Now, Pasir Panjang Road has significantly more to offer its denizens where amenities are concerned. The new Viva Vista Mall (a residential/retail mixed development), which opened in early 2017 is across the road from where TEE Land’s 24 One Residences is being developed and behind Icon @ Pasir Panjang.
It is little more than a heartland mall but it introduces some conveniences like shops, a tailor, clinic and pet grooming centre, within walking distance to the area. There’s still plenty of opportunity for other shops to come into play as the mall isn’t at full occupancy yet but at the moment, the basics are there.
There is also a bar at Icon called The Pirate Sheep. On top of that, there’s the Maple Bear Childcare Centre next to 24 One Residences.
There’s an ESSO petrol station directly opposite and in there, a Cheers mini-mart and a DBS ATM.
Haw Par Villa MRT station is less than a 10-minute walk away but with a bus stop to the right of the development, you don’t have to walk. The MRT station is just a couple of stops away and by bus, it’ll take you a few minutes, minus waiting time.
A bus stop across the road also adds more convenience as there are services that go to central locations like Toa Payoh. So non-drivers who prefer the bus and aren’t worried about a longer journey over crowd have good transport options aside from calling a taxi. But if taxis are needed, Pasir Panjang Road does have plenty of cabs, especially from along the main roads.
All in all, the location is relatively peaceful with amenities nearby but most importantly, access to public transport is extremely convenient. Together, these three make for a good choice driven home by 24 One Residence’s freehold status.

Analysis
On the 5t of Augusts 2017, 24 One Residences sold the bulk of its units. 16 where purchased that day, with one unit so far bought on the 9th of the same month. Right now, 17 out of 24 units are off the market, leaving just seven up for grabs in this boutique development.
The lowest transacted was a 484 sq ft. 2BR unit at SGD863K while the highest priced unit thus far is at SGD2.1M. Based on the popular location and TEE Land’s commitment to quality for its boutique developments, it is unlikely that the last units will remain for long.
Rental
According to URA, the median PSF for district 5 is SGD3.12. As the 484 sq ft. 2BR unit had the most number of transactions, it will be thus be used as a gauge. Average monthly rent after a 20% new build premium comes up to SGD1,812.
Median transacted of the 484 sq ft. units is SGD987,850 which brings average rental yield to 2.2%.

Summary
Pasir Panjang Road and the area around it can at times feel different from the rest of Singapore. On one side, there’s the familiar traffic but on the other, where 24 One Residences is concerned, it is relatively exclusive.
Condos and private houses line a two-way street shaded by dense, leafy trees. Amenities like shops, grocery stores and ATMs are within walking distance, including the Haw Par Villa MRT station. There are also buses that go to several places on the island while VivoCity is a 10 to 15-minute drive along the highway.
There’s little to complain about the location where 24 One Residences is concerned and already, with the Greater Southern Waterfront City suggested to begin construction sooner than anticipated, it is a good time to invest in this particular area to reap the rewards coming in the near future.
