Recently we tried renting an unit from an agent named Michelle Casabug and Jeff Kel at Sophia Residence ground floor unit 15B - the owners first of all let us view the property - kept the GF deposit on LOI and as soon as TA was to be signed agents started delaying on spurious grounds and making up excuses. At the end they have kept the GF deposit on spurious charges. Not certain what can be done.

It is probably due to the landlord being busy and don’t have the time to go thru and sign the TA yet, thus the landlord agent don’t have anything to update you for now. Procedure for if Agents don’t return Good Faith Deposit on spurious grounds
Agents cannot hold any good faith deposit, as they should be addressed to the landlord in form of cheque or directly transferred to the landlord's bank account. We cannot handle any physical money from the tenant to the landlord. If you have valid grounds to say that your deposit is held by the agent, you should make a police report as well as make a formal complain to the Council Of Estate Agents for investigations.
