In November 2018, there were a total of 310 BTO flats launched for sale in Sembawang. Prices ranged from $90,000 for a 3-room unit to $322,000 for a 5-room unit.

The BTO flats in Sembawang called EastGlen will be the first batch of such flats with shorter waiting times. In addition, residents will enjoy enhanced connectivity via the upcoming Canberra MRT station which is located some 700 metres away. The neighbourhood is especially suitable for young families as is located close to Canberra Plaza and Bukit Canberra where a myriad of lifestyle and entertainment options await them. With all these goodies, it is thus not surprising that the units here were oversubscribed by 2.5 times.

Looking ahead, HDB has announced fewer BTO launches this year at 3,162 units with none of it located at Sembawang. With the limited supply of new BTO flats here plus with the completion of Canberra MRT, Bukit Canberra and Canberra Plaza, we anticipate high demand in the resale HDB market once EastGlen achieves its minimum occupation period in 2026.

There was no launch of new condominiums or executive condominiums (ECs) in Sembawang in the past 12 months. However, the tender for the Canberra Link EC site received nine bids. Hoi Hup Realty and Sunway Developments submitted the highest bid of $271 million. The land parcel at Canberra Link is sandwiched between the Sembawang and Canberra MRT stations. It is expected to have 820 units spread over 13 mid-rise blocks. Nearby amenities include Montreal Green Park, Bukit Canberra and Canberra Plaza.

To cater to the medium to the high-income bracket, there is one upcoming condominium launch here – Kandis Residence. Kandis Residence is a 99-year leasehold condominium development by Tuan Sing Holdings located close to Sembawang MRT station. With an indicative price of between $635,600 to $1,298,000 and 130 units on offer, the project will appeal to HDB upgraders who yearn to live in a peaceful and tranquil environment yet within easy access to public transportation and various amenities.

Meanwhile, Watercove by Bukit Sembawang Estates was launched in 2017 and enjoyed a good take-up rate. Offering 76 freehold terrace and four semi-detached houses designed in the style of colonial black and white bungalows, this rare waterfront facing development, with indicative pricing of $2,250,000 to $3,080,000, will offer residents breathtaking views of the Straits of Johor.
