Developed by Sembawang Estates Pte. Ltd., Watercove is a low-rise cluster housing project that has the best location in Wak Hassan Drive where ambiance and view is unmatched. Many properties like to market themselves as seaside living but the actual sea, once in the development proper, is a mere glimpse from far away if you happen to be on a high enough floor.
At Watercove, the sea is just across the road and regardless of whether you’re in a house facing the sea or one of the units at the back, the often-calm waters and unblemished open air of Malaysia’s skies in the horizon is seaside living at its best. And you get all of that, without resorting to crazy Sentosa-like prices.
The new road and park is being developed by Sembawang Estates concurrently with the cluster housing to augment the already beautiful and serene coast. At the same time, it beautifies the natural environment by giving residents a little more outdoor aesthetic that can come in handy with improving the value of the land.
The houses that are at the back and along Wak Hassan Drive may not get a view from the windows, but ascend to the roof terrace, and there’s plenty of blue to take in. Those units sit on a slight elevation so that the roof terraces crest just above the sea-facing homes.
This is done to ensure that every resident can lay claim to owning a relaxing vista from their private roof terraces. The roof terraces where BBQs and house parties can be held, become dining under the stars, with the lapping waves in the near distance offering a natural and more pleasant soundtrack than the drone of cars.
They’re a critical component of the entire lifestyle Watercove is attempting to sell and for the most part, it succeeds swimmingly well. At the showflat, the verandah is extended but in the actual unit, the terrace ends at where the first set of glass barricades are. Regardless, the space extends to the back giving the terrace the ability to accommodate 10 to 12 people comfortably.
The built-in lift comes up to the roof terrace and thus, is great for hauling up heavy food stuffs and other items easily, without hiking up three storeys. The lift starts at the basement and therefore accessible from the private car park. The stairs are also there should the resident need.
Additionally, the yard and the family/guest room are located at the basement. The yard comes with the usual toilet and sleeping quarters, albeit separated from one another. Unlike other developments however, the yard and its utility room is a space within itself and not tagged onto something like a kitchen.
So, while the sleeping area might seem a bit small the owner may in fact, shape it however they want. The yard space does come with the quartz counter top with a sink and tap as well as a free-standing washing machine.
Next to the yard is the family/guest room, depending on the unit type. For the showunit, the guest room was displayed, as this was the bigger unit. The guest room is attached with a household shelter and its own bathroom but despite those things, it is already twice as large as many common bedrooms in condominiums.
The difference between the guest room and family room is that the guest room is big enough for a bed while the family room is more in the vein of an entertainment room where it is cosier and more intimate.
The household shelter here was turned into a mini winery but its uses are of course, up to the owner. The great thing about it is that it is long and rectangular which allows for lengthier shelves rather than just higher.
As for the bathroom, it’s big with high quality furnishing from eminent brands like Villeroy & Boch and Hansgrohe. The quartz counter top is dazzling under the soft lights and adds a welcome sense of elegance to this cluster unit.
One floor up from the basement, is the first/main floor of the cluster house. There are no bedrooms here, just an impressive living room and dining area, a guest bathroom, the kitchen and an outdoor yard space for the resident to hang plants or dry their clothes out.
The private enclosed space (PES) is a wide, open deck where, if the house faces the sea, then it will be the main recipient of the sea breeze.
(For people who are concerned over the salt particles from the sea breezes damaging the metal railings in the development, the developer has taken steps to ensure that all metal railings and aluminium materials used in the PES, roof terrace, trellis and other exposed areas are coated with fluorocarbon powder.
The powder is UV resistant and is used typically in places where weather conditions can fluctuate to protect against abrasion, rust, and even impact.)
When added to the living room, the big space opens even further, providing residents with a cavernous room imminently suitable for large parties. Even without adding the PES into the living room, the immediate living areas are commodious on their own merit.
The kitchen is located at the far end of the living area. Its’ rectangular shape facilitates for the inclusion of more cabinets to be built including better placements for the fridge and oven.
It’s a perfect use of space as the combination of high and low cabinets help to not just add improved utility but also augments the space by drawing the eye upward to make a high ceiling look higher. The kitchen as a result, looks positively voluminous and this is despite having a small area reserved for the stairs that comes up from the basement and a door that leads to the small outdoor yard.
The following two floors are where the four rooms are located. Each floor holds two bedrooms. The second floor is where one of two common bedrooms are located and the master bedroom.
This master bedroom does not have a balcony which means there is more usable space within the room itself. A king size bed easily fits inside while leaving plenty of room for the owner to decorate with additional furniture. The wardrobe built on the opposite side of the wall comes with each unit, with a surprisingly generous amount of storage space.
But the most impressive part of the master bedroom is the bathroom.
Decked out in marble and homogeneous tiles, the glittery expanse that is the master bathroom comes with the only bathtub in the house. The bathtub sits on a lower ground which makes the rest of the bathroom look elevated. It also looks good as it fits with the symmetry of the bathroom, thanks to the matching tiles.
It’s a strong display of opulence seen mostly in five-star hotels. Owners of this incredibly lavish bedroom can add this to the list of things to show off to their peers.
The adjacent common bedroom can also take a king size bed, though that would be using up more space than what is practical. However, it’s placed here to show that if you want to, the space easily accomodates. In addition, all common bedrooms come with their own attached bathrooms, complete with shower.
The third floor is home to the junior master bedroom which is almost the master bedroom’s equivalent, minus the bathtub. The other common bedroom also shares the floor. The common corridor bisecting the two rooms is wide enough to build a small study area or even a communal entertainment zone.
In closing, Watercove’s cluster homes are well-designed, high-quality affairs with capacious rooms, extravagant bathrooms and convenience by way of the lift that services every floor, built into its framework.

Location
Propshort: Wak Hassan Drive is removed from the central areas and therefore blissfully free from the drone of cars and the chatter of people. The houses are old, though there are new developments propping up. Exclusivity is a paramount component here and while the nearby conveniences are about a five-minute drive out, no one can complain that Wak Hassan Drive is not a peaceful place to retreat to after a long day at work at the many crowded city centres in Singapore.

The reclusiveness of Wak Hassan Drive is a status symbol unto itself. While part of the greater Sembawang district, the inherently exclusive Wak Hassan Drive is a pocket civilisation of grand, landed houses that measure three to four storeys within a sub-area serviced by winding and meandering roads.
Many of the houses are generational and several are distinct to one another, eschewing the typical homogenisation that has swept across the nation.
With landed property, Wak Hassan Drive executes a laid-back and tranquil atmosphere that feels alien in busy Singapore. Yet, there is a bus that brings residents of the area to and from Sembawang MRT station. Its arrival is frequent. There are even a few eateries, such as Seafood Paradise down from Sembawang Park and a couple of bars and hawker centres along Sembawang Road about a five-minute drive out.
Canberra MRT station and future plaza will be the closer option for Watercove residents once that area is up and running
Yet, as convenient as they are, they feel displaced and separated from the living areas. It creates a truly unique setting in a country where a walk under 10-minutes is considered too long. In many ways, it takes the hustle of modern living out and although these amenities are still convenient enough to get to, they’re removed from the living areas and as such, gone too is the bustle that typically comes with.
There’s another excellent reason for this separation between the living areas and the expected conveniences and a trip to the coast at nearby Sembawang Park lays bare the lifestyle one will be privy to when they choose to live in at Wak Hassan.
Our waters mingle that with Malaysia and the quiet, unblocked vision of our closest neighbour provides an outstanding view of whomever is fortunate enough to live by the coast.
And that privilege is being reserved now, for the future residents of new cluster housing project, Watercove.

Watercove started selling in May 2017. The lowest transacted as of April 2018 is a 3,466 sq ft. unit priced at SGD2.23M. The highest is for the 3,552 sq ft. unit at SGD3.36M. To date (April 2018), 46 out of 80 units were sold.
Watercove proves to be far more affordable than one would expect, considering its size and ocean-front attributes. Comparatively, landed property generally has a minimum quantum of SGD2.8M. Even Sentosa’s landed property, as expensive as they are, have seen a sharp decline due to a lack of interest from the foreign market in recent years.
Yet, prices there can go anywhere from SGD3.5M to SGD17M (for Sentosa Cove). Watercove by comparison is an absolutely steal. Furthermore, Watercove in Singapore and not privy to the inflated high costs one would pay for day to day things on Sentosa. Not having to make inconvenient trips out of the resort island daily is also a good thing.
Rental
It is more practical to purchase property like this for the purpose of personal stay with intent of passing it down to the next generation, so on and so forth.
However, it is still possible to buy it for investment purposes. According to URA, the monthly psf value for district 27 is SGD2.41. Taking a 3,348 sq ft. unit as a gauge, monthly rent with a 20% new build premium added comes up to SGD9,600. Given the size of the units, this monthly rental amount may come across as low.
Additionally, annual rental yield is at an estimated 4.5%. This number is directly influenced by the higher monthly quantum however. As healthy as the investment potential, numerically, is for Watercove, potential investors will need to approach with caution since the development is better suited for personal stay.

Summary
Watercove is only available to Singaporeans and its price point when considering that things like the lift is already offered, comes across as affordable. Even its exclusive area isn’t so much of a problem as people who can typically afford freehold houses like these would already own one car at the least. Therefore, travelling is of no consequence.
What you pay for would be the freehold quality in a cluster house environment where there are communal facilities. In addition, there will be a shuttle bus service for the first year to ferry people to and from Sembawang MRT at an interval of 15-minutes during peak hours and 30-minutes during non-peak hours from 7am to 8pm daily.
Being this close to the sun, sand and sea is not typically elements that many other developments can offer, despite them claiming so. Watercove presents it unimpeded. There’s even a popular seafood restaurant – Seafood Paradise – along the coast and within walking distance from the development.
The empty plot of land next to Watercove is slated for another residential development but it is a small plot and quite likely to be a condominium. Even so, its inclusion will do little to impact the environment and view residents of Watercove will have.
The biggest concern would be, located as it is, deep within Sembawang, getting to central areas like town can take a while. By car or cab, the entire trip is around 30 to 40-minutes, depending on time of day and traffic. Suffice to say, it takes that long even if you were to live in somewhere more connected, like Bedok for example.
There are only 80 units for Watercove which means 80 families get to own freehold property, overlooking a coast that they can pass down to the next generation and so forth.
In a country where many of our homes are on borrowed land, SGD2.5M seems like a small price to pay to truly own something to build your legacy on.
