Project Details
Tuan Sing’s eye for detail is evident in Kandis Residence. At the showflat, despite final touches being put up, the extravagance of the units on display is hardly contained.
Two units were shown; 2BR (797 sq ft.) and 3BR + study (1,023 sq ft.).
2BR (797 sq ft.)
How often do you see 2BR units these days, with an enclosed kitchen and a high ceiling of about 4m? Such things are usually unheard of but not so at Kandis Residence.
The entry way is like a funnel, leading you down the corridor from the main door, past the compact but efficiently designed enclosed kitchen until it opens into a splendidly spacious living room topped off with a balcony and a giddy scope of overhead space that draws your eye up.
It is an impressive image, one sure to put paid to any concerns over price when taking in the breadth of space a small unit at Kandis can already offer. The highlights do not end with the high ceiling however. For a small unit, no yard space is included and so appliances like the washing machine and/or dryer typically take up valuable cabinet space within the kitchen in other developments.
Not so at Kandis.
The washer and dryer, stacked, fit into a special space built into the bathroom and hidden by a tinted sliding door. On the other side is the shower area, a spacious wet section that makes the most of the 54 sq ft. bathroom. This particular layout is a good model to follow, as it is an excellent use of space.
The bathroom design is composed of clean, straight lines that firmly establish where each component is. There’s also lots of shelf space to place perfume bottles and other toiletries. The light grey colour scheme gives the bathroom an elegant, hotel-like feel.
This level of elegance is also felt in the common bedroom which thanks to the high ceiling, offers residents the chance to design the room vertically, however they wish.
Build a furniture deck for a bed or keep it low to preserve the feeling of height – the choice is theirs.
The common bedroom will come with a built-in wardrobe which is great but over time, wardrobe space decreases. The extra volume will come in handy therefore, letting residents build extra wardrobe space and still have opportunity to build upwards to accommodate other things like a study or sleeping area.
The only place where it is unlikely for the vertical space to be utilized in such a fashion is the master bedroom.
The room obviously looks and feels much bigger and airier because of the high ceiling but even without that, the master bedroom is still spacious.
It’s a good-looking bedroom, one that is punctuated by an even more attractive bathroom. The wet area is separated from the dry area via sliding door but Tuan Sing goes one step further by having the toilet sit behind a sliding door as well.
To use it, the person would slide the door open but they can slide it back close when done. It’s a simple enough addition that keeps things looking clean. That it helps to contain any smells is a boon.
3BR + study (1,023 sq ft.)
High ceiling and a living/dining area of approximately 334 sq ft. pushes this 3BR + study unit to open with high expectations.
Add the 86 sq ft. balcony and this is a room fit for parties or hosting a movie screening via a large projection screen or an equally massive television set connected to a surround sound system.
The room is long but wide, like a rectangle and is matched by the enclosed kitchen that is a slightly smaller rectangle, though no less commodious.
The yard space is in the kitchen and unlike other developments where it snakes into a corner, this one is parallel with the cooking area, making it easy for the resident to simply step into it and do the laundry and step back out to continue cooking. Kitchen appliances are Bosch-branded.
Since there is a yard, the washer and dryer goes in there instead of the bathroom. As for the bedrooms, there is a study room in this unit though it is big enough for a single size bed. The extra ceiling height may even allow for a more extensive library to build upwards.
Common bedrooms can take a queen size bed if necessary while the master bedroom on the other hand easily takes a king size bed with surplus space.
It is a good, impressive look for a strongly designed unit.

Location
At the point where Admiralty Rd intersects with Sembawang Rd, the latter streams onward into a sub-area of meandering roads flanked by grand private homes, Sembawang Park and the glimmering straits of which Malaysia is visible just beyond the border.
The upcoming Kandis Residence, marketed as a home-in-the-woods, is not situated deep within that sub-area although it does benefit greatly from the surrounding trees and for some units, a view of the sea. Its best attribute however is that despite being along a long road, it is about a five-minute walk out to 1036 Live Seafood and a host of small bars, pubs, shops, a pet care shop and a hawker centre.
This convenience to nearby eateries is invaluable – almost as much as a bus stop a few steps from the main entrance.
Most people would look toward this part of Singapore as being out of the way and secluded and though they aren’t wrong in that assessment, Kandis Residence’s location is a good choice since it is within walking distance to nearby amenities and there are two bus stops (one on either side of the street) next to the development. Bus 882, which is available at the bus stop, will also bring residents to Sun Plaza where there are f&b outlets, grocery stores and other retail shops.
It is in fact, uncomplicated, if a little far but for people that already live in the area, Kandis is a fantastic upgrade. The location is tranquil and peaceful. It might even be considered a little exclusive. That there are nearby conveniences however, is a boon. In the coming future, the Canberra MRT station, Canberra Plaza and Sembawang Sports and Community Hub will bring more vibrancy and connectivity to the area.

Analysis
Kandis Residence is due for a launch anytime soon but for now, only the indicative price of SGD1,250 was made known by Tuan Sing. If the 1,023 sq ft. unit was used, then the average price of the unit can be expected to be around SGD1.3M. For a 3BR + study unit at the exclusive Kandis Link, SGD1.3M comes across as extremely competitive. Also, since Kandis Residence has only 130 units, it is likely that the units will move at a good pace.
Rental wise, the median psf given to district 27 is SGD2.38. Average monthly rent for the 3-bedroom unit comes up to SGD2,900 after a 20% new build premium is added. Average rental yield therefore is 2.7%, which for an area of exclusive, landed and freehold property is rather good.

Summary
For people who live outside of district 27, Kandis Residence may be considered far. While that is true, it is also true that the 99-year leasehold development is accessible. Bus 882 which patrols the roads outside of Kandis and further in, will bring residents to Sun Plaza and Sembawang MRT station. In the near future, Canberra MRT station and Canberra Plaza will be accessible too. About a five-minute walk away from Kandis are a few eateries, bars and even a pet care shop.
But its conveniences aren’t the main draw. Ironically it is the tranquil and exclusive atmosphere, distinct in its reclusiveness, that is Kandis’s core attraction. Though it doesn’t face the sea totally, some lucky buyers may be able to purchase one of the few units that are orientated toward the sea.
Additionally, its units are some of the better options in the market. High ceilings, closed kitchens, lavish balconies and elegant layouts make for excellent home choices. The owner’s propensity to renovate and furnish is given a lot more breathing room since the double volume height offers more vertical space to take utilise.
Price-wise however is a little hard to calculate as until Kandis launches, most of what is said is essentially speculation. However, buyers who like the area won’t go wrong with Kandis as its well-designed, spacious homes are great for young couples or a growing family. It is important to note that there several empty plots of land next to Kandis. It is likely that this will be another development but what and when it will come is not yet determinable.
Regardless, it’s a slight inconvenience to bear for a fantastic home. Kandis Residence is certainly one of the better projects in the past few years and with only 130 units, it won’t be long before they’re all snapped up.
