    Simply Old, Noisy and Dusty

    An old looking condo with outdated design layout. Facilities are pretty rundown. The place need a facelift and facilities definitely need a n upgrade. It is also very noisy from the traffic coming from PIE next to it. We have to keep the windows off close for most part of it to cut down the noise and reduce the amount of dusts from the expressway. Sometimes at night, we can be woken up by ambulances or speeding car from the expressway.

    Good location (also for termites though!!!)

    Our unit got infested by termites. Ate thru books, imp. papers, wooden fixtures and doorframes. The termite elimination company person mentioned 2 other lobbies (so 3 of 4) also had 'em. Be careful.

    Even after 20 years, Trellis Tower is still a condo one should seriously consider if one wants a condo in toa Payoh area, especially with the fact that it is freehold.

    Pigeon infestation

    The aircon ledges which is sheltered makes it ideal for pigeons to roost and nest. The ledge and even the master bedroom toilet window is covered with Pigeon droppings. There is even a decomposing Pigeon carcass on the ledge. Access to this area makes it a challenge to clean. Not sure if this is a management issue. But have called up AVA and they seem familiar with this condo. Location Central. Very convenient. One has to be clued in to the traffic in Toa Payoh Lor 1 as it can get jammed up during school pick-up and drop-off timings. About 1 bus stop from wet market, supermarket, HDB hub and MRT

    Trellis VS Trevista

    I am writing this not as an agent, but instead as someone who has stayed in Trevista and has recently decided to purchase a unit in Trellis Towers. Therefore, I must stress that it is in my own opinion only and I'm not trying to persuade anyone's decision! I bought Trevista as the first batch of buyers and held on until recently selling my 3 bedder for nearly 1420psf. My few peeves with the establishment: 1) Bay Windows 2) 99 year leasehold These are my main two peeves that irked me, however I do admit I like certain aspects of the unit, like accessibility to transport and food. After staying in an apartment that has bay windows, I do look forward to days of living WITHOUT the blasted bay windows. It made everything tough, renovation, space consideration... EVERYTHING!!! I must say I loved staying there as it was my first private housing that I have bought and of course it will bring me good memories!! Trellis towers after viewing the place, I immediately placed a 1% to book the place. Me and my wife loved it! Frankly speaking the unit was not original CDL, as the owners had renovated it just 5 years before. It has full length windows to the FLOOR, something that is not seen in Trevista except the hall where the sliding doors are. Space was a surprise in Trellis, those who have stayed in Bay Windows units will understand what I am trying to say. Surroundings in the Condo is I should say well kept, quiet, and it feels like you are not in Toa Payoh at all when you are sitting by the pool with all the palm trees around. However, amenities are a stones throw away if you need it. Groceries, MRT(underground), Park, amongst other amenities. I do say one of the most important aspect of me buying a unit back in Toa Payoh is because of my little girls' enrolment into CHIJ Primary the following year, for all those parents I'm quite sure you will understand what I mean. To conclude, apart from its age, I do not see it as investment, as it is freehold.

    Not too bad

    I like that this is freehold and it is located slightly away from the MRT and hub so you are near to the centre but not that near, just for a bit of privacy. I find the facilities not too bad for an old project but I am not willing to pay up to $1,400psf for a condo in this type of location. I think Novena or East Coast can command that kind of price because of various location reasons like near to town and beach or business district. Perhaps not for investment but can be for own stay.

    Very good location

    Condo location is very good and convenient with amenities nearby. MRT is also nearby. Good for investment as this is only freehold condo in Toa Payoh.

    Great Potential ~ for rent or for stay

    - Great Location : Central, Freehold and yet very near MRT, not many NEW Condos near mrt are freehold anymore - Near amenties : Banks, Marketing, Shopping - stone throw away - Love the relax ambience in the condo (even with a little traffic noise from the road - PIE) but not too much - Good common areas space - Seems very family orientated condo - Interior of apts (depends on individual owners) but from CDL... the furnish is really not bad...
