Stay in Florida for 2 years
Bought this place at $900K 2 years back. Bought at a high. It's due to parents staying at opposite HUDC. Location wise - Not exactly that good. Facilities wise - Good. Neighborhood - Average. Value for money - Not at my purchase price. -

Nice and Comfortable Stay
The Florida is a nice play to stay . The Pros- 1.Awesome location. Very close to the Serangoon river and Pungool Park. You can run along side the canal and the park. 2. Lot of greenery as it is full of grown up trees and makes it look very nice. 3. Landscpae is very nicely done . 4. Amenities are 8-10 mins walk 5. Bus stop 2 min from gate 6. nice long pool , kids playing area is nicely done. 7. kid's pool is quite large 8. Jacuzzi is great experience. 9. Gym is well maintained. 10 Gym bathrooms and Sauna are well maintained. 11. Floors and common area well maintained 12. Security services are helpful. 13. entry by access is a nice intiative. 14. tennis court is well maintained. 15. Floor plans are nicely done. Rooms are large and well lighted. Cons- 1. Car parking area can be more organized. 2. Lifts are a bit old and could be changed. 3. Pathways need to be relaid back. 4. A shuttle to nearest MRT station would have helped the residents -

Huge bedrooms, living and dining space
All bedrooms very spacious, family oriented condominium, full facilities, 10 mins walk to MRT station and Hougang and Kangkar Malls. 5 mins walk to Punggol Park and Waterway connector. Nearby coffeeshops, neighbourhood police post. -

Well kept condo
Long story cut short - well kept condo despite its age but personally witnessed some inconsiderate acts by residents who litter, urine and selfishly vandalize common items like rubbish bins and toilet utilities. -

Hidden Gem
You like space, you will definitely get it here. And we are not talking about balcony space. ALL rooms offer ample space & layout is superb, which is now a rarity. Pool view is definitely a huge plus, & Hougang MRT, Punggol Park, park connectors are all well within walking distance. This area is rarely congested by traffic too. -

Resort Living in Florida
Valuation at the Florida is not high and the sellers are asking the REASONABLE PRICE. Valuation at Florida can match up to $760k depend on the sizes. There are different kinds of floor area. -

Property Prices High
Seem like D19 property prices are still pretty much on the high side. Like The Florida - bank valuation the most would go is $760K yet sellers are calling above valuation which could face resistance from buyers who are HDB upgraders. -

The Florida
Near to some good schools. Running tracks and park nearby. 24hrs NTUC, 7-11 and eateries at walking distant. Convenient stall located inside apartment itself. You can in fact buy anything you need there or order your newspaper, breakfast, BBQ or laundry there. Mins drive to CBD/town via KPE. Very friendly neighbours in the estate. -

Holiday resort with Park and Reservoir
This project is built by Hong Leong Property with good consideration for view and relaxation area. It has a full facility with good management that organised plenty of activities like moon cake festival, christmas party, Lunar New Year party and etc. All facilities is well maintained with hot water for the general shower area contribute to the good feel in the area. The condo is located near punggol park and sungei serangoon. Sungei serangoon will be converted into a reservoir in 2010 together with a walkway and cycle way that will link directly to Punggol Beach. Hence, people who enjoy outdoors and activities has plenty of things to do around it. The condo is near the new KPE highway which means that it is only 10 to 15 mins to the city centre. It is about 15 minutes walk to Hougang Central where the Hougang MRT is located. The condo is also near to schools like CHIJ, Holy Innocents High and Singapore Institute of Commence. -

The Florida, my viewing notes
It is one of the projects that comes with decent size hall & bedrooms. It also has few function rooms at the clubhouse cater for all types of needs. Although the entrance looks abit old, the pools are surprisingly nice considering the property is almost 10yo. High floor units at premium blks like 76A & B have super pool view from the halls & all the bedrooms. Buyers with a slightly low budget and are looking for a condo with full facilities, this is one project not to be missed. -
