    Worth buying as its Free Hold

    7 yrs from TOP still looks new, heard that they are going to paint the exteriors of the condo sometime soon. Free Hold and near to MRT (10 min walk) also can use the feeder bus 42 is an advantage. Yes, the Noice from PIE is there but bearable, i guess you get used to it after some time, but deftly bright and windy. The proximity to NTUC, coffeeshops and other eateries even late hrs helps working couples like us.

    Good Place to Stay in

    I've been staying in this place for 3 years.The noise is acceptable and not at all irritating. Nowadays many condos are built near the expressway or the MRT stations. Noises can be heard too and they are so expensive and some of them even have no condo facilities. Most of them are in odd and shoe-box design as compared to Starville which are spacious and well designed. Facilities here are great,you can have the whole 70m swimming pool by yourself during the weekdays including Sat., even Sun it is not so crowded too. The carpark and the lift lobby is big. There is a tennis court too. Just 10mins walk, you can reach the nearby NTUC,Econs,coffeeshops and clinic. A bus-stop is just outside the condo to fetch you to the outside MRT if you are too lazy to walk (15 mins). I like this place and have no regrets buying it.

    Noisy

    Facing PIE, very noisy and afternoon sun. The entrance is narrow plus not windy.

    NOISY

    Visited Starville for a friends function. The noise level is indeed very high as the development is just beside the PIE which is heavily used daily. Given the current price tag, nothing attractive. Freehold is also no big deal as there are even 99yrs condo along East Coast selling at higher prices because the location is better and quieter. Can consider other options.

    good to buy now

    one of the cheaper projects near kembangan. most units are still below $1mil for 1,238 or 1,216sqft, 3 brms, nearby projects at aston, heliconia are above $1mil aldy. this project will definitely follow suit few months later. please do not be foolish enough to expect property prices to drop at this area, especially with HDB prices escalating nearby with the help of a newly built NTUC, Posb and OCbc atm teller. Mrt station is 10mins walk away plus a gardenia bread and another Drinks and titbits machine near the club house. if you are an upgrader since prices are still below $1mil, just go for it or you will never get to upgrade at all. Do not be too fussy even if you get a unit near the highway, anyway you will be staying there for at least 5years before you sell, not like you are selling after first year, unless you are rich enough to pay 16% stamp duty etc. after 5years, you will still command a price you desire. for those who still are not convince or have ur thought to wait, then continue to wait for prices to go even higher and you would end up buying pasir ris ;-) end of east. true fact but buyers are just not realistic...even if prices dont go up, as bank rates are of the lowest now, once you miss this wave, the next rates are going 2% and up, as Hongkong has alrdy started, singapore will follow suit. mark my words...

    Just to share as I viewed a unit at Starville early this month at Blk 62. Took a lift from the car park and once we are out of the lift the noise from PIE is great. The incessant noises and air quality from travelling cars along the PIE are some points potential buyers should consider seriously.

    No Rush

    With so many CONDO TOP SOON. No hurry to rush. Is better to wait and see for the price to drop. The property market will stabilise soon.

    starville worth buying?

    i have been monitoring this condo price for a while, on the whole, property prices has gone higher, but its not roof top yet. looking at the current government plans we have going forward on upgrading facelifts, more mrt lines in every district plus the fact that new developments are priced much higher psf, definitely will add to the impact of prices moving up. Cooling measures will stop flippers and speculators but not your real buyers. if you do have a thought of buying this condo, go for it! There will be smart aleck telling you prices will fall due to whatever reasons, and if you happen to trust that, chances are, by the time you look again, the prices will leap from $1mil to $1.5mil, this condo started with an average asking price of $850k a year ago and now for a similar unit for a 1,238sqft will cost you $1mil to $1.1mil. The expressway noise is the only reason this condo is still priced lower than lengkong empat new launched condo which is selling at $1000psf. now if you want everything perfect, than do be prepared for a perfect price tag too.

    A Good location

    I have been staying for 3 years. My unit is facing PIE expressway, the noise is acceptable and I don't find it is irritating. With MRT nearby, I find it is very convenient. And condo at East Coast also facing ECP expressway, with no MRT, the price is so much higher. I think it is a good investment and staying:)
