Aged to Grace
PV offers healthy & wholesome family living . Being set in from the Main Rd & surrounded by tall matured trees , the air is clean The large sprawling valley dotted by matured Rain Trees , Sea Almond , Chempaka , Tembusu & flowering Rose of India , Norfolk Pine & Juniper Trees & lined Palms , PV is set against an undulating valley with a hill ridge with rain waters cascading down to a large pond of Kois .There are 2 terraces that open to the skies , 4 long blks & 2 sturdy red- brick towering blocks . PV is the 1st condo & although it is about 40 years old , it is well located ,near major Bus Routes , MRT & near the Research & Education Centres . The Red Bricks are ' solid' Tower Blks 6 & 7 have 2 Lifts servicing each main door . Blk 7 is on the same level as the Ground Flr & with Good Road Access . -

Great location, good facilities, value for $
The location is actually in D10 since the real main entrance is from Holland Road. An Eatery, Tuition/Enrichment Centres, Medical/Dental, Beauty Salons and a Supermarket make it self-contained and convenient. The development is older so not every apartment block has lifts that stop on every floor. However, walking from the lift levels to the units are no different from living in walk-up apartments. The many designs and layouts also offer variety to home buyers unlike most other condos that have very few layouts and sizes. The condition of the lifts have been an issue in the past but the lifts have been or are already being upgraded. Maintenance in the condo is decent and of a pretty good standard overall. The condo facilities are quite good and the gym equipment has been continually upgraded, something which is commendable. It is just a 12min drive to Orchard Road or a 5 min drive to Holland Village or about a 30 - 40min drive just about to anywhere else in Singapore. This is probably one of the most under-rated condos in Singapore. Being Freehold, it offers fantastic value for money as a medium to long term investment compared with the vastly inflated psf prices of the many new leasehold developments that have pigeon holes instead of proper living space. -

Old, big, convenient
Yes, Pandan Valley is old. The advantage is that many of the apartments are more spacious with decent sized bedrooms and living spaces compared to newer developments. The disadvantage is that the facilities are basic and some are under-utilised. There is a wide range of unit sizes and floorplans and some buildings have limited access to lifts so it pays to research which block suits you. It offers affordable space, open green areas, convenience to shops / schools / transport and a relaxed environment. -

Great location - terrible facilities!
Pandan Valley is old - that means the units are big and the residents are settled with families. Unfortunately, it also means that the facilities are in bad repair. Elevators only stop every four floors, and the gym isn't even air conditioned! I think that the residents still have hope of an en bloc sale, because it seems like they are just waiting, rather than keeping things nice. For such a high price tag, it feels a lot like HDB. -
