I was driving towards the Chinese High when I noticed that there is this new development along Duchess Road. So I popped in just to take a look yesterday.
Was surprised no one reviewed this development yet. Seems to have been launched a while ago. The showflat was just average, doesn't feel that high end, nothing to shout about and I guess the developer was being pragmatic as this project is all about location, proximity to transport, food and schools. (Good primary Schools? though you have to be S'prean)
The building facade looks modern enough, it even looks a little like The Marq on Paterson, pretty much high end look with full reflective glass facade. At least from the model in the showflat, it looks quite nice.
Some interesting (though a bit funny, never seen before) layouts like a duplex unit sandwiched between the 5th and 2nd floor units. I was looking at a low quantum unit and I feel the 1BR layout is good with sufficient width, which makes the apartment feel bigger than the 400-odd sqft suggests. The sales rep was also telling me about the Dual Key option for the 2BR. Pretty interesting except that it is out of budget for me.
The 1BR unit looks pretty good potential if developer can negotiate. agent told me can try... but they say that all the time!?? Psf quoted is still above $2,200psf. Will consider if the price is about $2,100psf. Freehold, compared to D'Leedon (99yrs leasehold) 1Br which is asking $2,0xxpsf. Comparatively psf looks ok but I feel that it is because DLeedon's asking is a little bit high, not that one duchess is low.
The agent told me it is 3mins to the TKK Mrt. But it feels almost at your door step though actual time is really dependent on how fast you walk.
One drawback is that the facilities provided are basic, but decent, compared to Dleedon, I've got young children who love to play at the pool so this is a consideration if buying for own stay, but it also offers the privacy that some higher-end expats look for?
