Located next to the MRT is a good choice but the noise level is going to be very high especially with the school next to it. Traffic outside can also get very jam up in the morning. Design and layout is lousy. With this sort of pricing, you can find better condo elsewhere.

Carless Option
Living close to MRT provides one with an option not to have a car which is a very costly affair in Singapore. The amenities across the road is excellent for day-to-day living without too much walking. However, there is quite a crowd at the mall and would be a bigger crowd in time to come. There is noise everywhere on the island - got to get used to it. MRT for me is the best reason for staying here as it provides unlimited access throughout the island and saving a lot of travelling time. This would make the case for strong rental as well.

lousy project - tell u why
I want to get a condo in the east. Search for more than a year and viewed so many condos in D14 to D17. Picked up a few good pointers along the way.
Never buy a place that is near the highway or MRT track. That is when the speed is the highest, so is the noise. Rem that higher the speed, louder the noise. Higher level also means noise is magnified.
Of cos, developer always come up with ideas, so-called to address your concerns.
Don't be fooled. Noise can be masked, cannot be removed. Imagine having a rattling sound, constant raining sound from a waterfall? If u pick up a call it sures sounds like its raining everyday at your place.
View more condos, and u will realised that the furnishings are very lousy.
Pebblebay is more than 10 yrs old but very well maintained as good materials like granite are used! A 2 year old project at Lakeside already have paint peeling.
Not forgetting its surrounded by HDB, so u can forget about prestige. That is why D9-D10, D15 are so expensive.
These are the risks, all we see is the showflat and brochure. One gotta think further before u decide on your big ticket purchase, or regret.
