Review of MPR
Martin Place Residences becomes a popular residential freehold projects not just among local singaporeans, but overseas investors and expatriates. It offers high end luxurious living in district 9. If you are looking for a residential project which has great location (CBD area) and offer you tranquility at night in River Valley, you can consider MPR. It is relatively quiet at night to stay while it offers majestic night MBS city view ( that's if you choose high floor unit with south facing, north faces orchard) if view is important to you, you may want to find high floor south facing unit. That's in case the empty state land in front of MPR being developed for another high rise project, that may obstruct your view in the future. MPR is close within walking distance to all pubs/restaurant at Robertson quay/Clark quay. It is convenient as there are lots of eating places along Killiney Road which is extremely near. if you have kids, it is near to lots of famous schools and international schools. Groceries shopping is equally convenient with cold storage within walking distance. Projects which are just across the street like One Devonshire is already transacting at 2500psf, starlight suites at 2200-2400. mPR may be a good investment opportunities as well. I have visited some units in MPR. I should say that the furnishings is one of the best I have gone to. The only disadvantage of MPR is that it slightly away from MRt. It will be better in the future with the upcoming MRT River Valley Station. Think about this project as this is one of the best I have reviewed so far. -

The 'Pearl' in District 9
Martin Place Residence is a freehold project in District 9 which is highly sought after for many good reasons. Here are some of the reasons why this project is highly popular : a. prime location in District 9 b. freehold c. it is still undervalued. Many of the projects around martin place residences are selling at 2200-2800psf i.e. Martin at 38, One Devonshire, Starlight Suites d. Full condo facilities. Not many condominium in district 9 has full condominium facilities especially with its 50m olympic size pool, tennis court e. No west sun. All units face either north or south. f. City view. High floor south facing units will have city view. As this project is not surrounded by any tall rise projects, it will be extremely windy with nice view. g. As martin place residences are built in an elevated piece of land, hence, the lowest floor of 3rd floor in martin place residence is equivalent to 7-8th floor of other nearby projects such as river gate. If you buy 20th floor, you will enjoy 25th floor view equivalent. h. Martin Place Residences are near to all the prestigious eating/hangouts places at Robertson Quay/Clark Quay. Many of those are within walking distance. It is near to many prominent schools which include River Valley School. It is 10 mins walk to Somerset MRT Station and to Orchard. It has many groceries shops i.e. cold storage which is just 500 metres away. i. Martin place is developed by a prestigious developer - Frasers Centrepoint. It promises high grade quality furnishings which include natural marbles in all units (living room and bathrooms) j. Martin Place residences carries the address of `Martin Place' which is different from nearby condo projects. Developers apparently spent 3million dollars to open this special road for assess to Martin Place residences. You cannot find any other projects in Prime district 9 which can offer what Martin Place Residences has to offer. -

Good location, big grounds, decent developper
The best about Martin Place is the location. Sommerset MRT is a bit far, but you are 5 minutes drive to Orchard, 5 minutes drive to Raffles place and 3 minutes walk to Robertson Quay, without the noise of the River bars and the prices per sqft of Orchard Road. The grounds are nice. Try finding a 50m-pool on those crammed, expensive new developments along Killiney Road. Interiors looked decent, at least in the showflat, the bomb shelters are in common areas, so you're not losing space in your own apartment. Bay windows in the bedrooms are a pain, like in so many new flats, but that's better than having three planters and two balconies. I would recommend the side facing River Valley Road (North I believe) as the big plot of land on the other side will be developped one day and you'll have a big contruction site in your face. The tower (No.6) farther away from the temple should also be quieter. Overall, I think this is one of my favourite development in the area. Quieter than along the Singapore river and cheaper than just-across-the-street Killiney Road. Good luck, -

Review of Martin Place
I went to see the showflat and thought it is a very nice apartment. There is a olympic size swimming pool and the sky terrace located on the 14th floor is impressive. The interior quality is good with a substantial amount of space in the bedroom and marble washroom. Definitely a good buy as it appears to be underpriced at this stage. -

Review of Martin Place Residences
The project will TOP only in 2011, so I can only give a review based on the brochure, the model, the sales office and the show flat. Project. The land space seems to be quite good. Huge Olympic size pool and lots of land area with the usual modern stuff (BBQ, rest area, kids play area, kids pool, etc...). The gym is located behind a 5 M wall, presumably the developer built that to help block out the noise and sight of the temple to the right of the project. They clearly thought this through. Also, the developer has paid $3 million to have a new road built and named Martin Place. So the actual address of this project will be 2 Martin Place -- very nice and prestigious. Its on top of a hill, so the say 5th floor is actually like the 12th floor for the project next to it. Also, right below is Martin 38 by SC Global. You just KNOW that's gonna be expensive, which will pull up prices here. Note also that Martin 38 will be at the bottom of the hill, so MPR will be in a much more advantageous position. Quality. The quality should be excellent. Marble in living room, but ALSO in the bathroom. That says a lot. With the developer's experience and great reputation (and the fact that they already paid for naming the road), you kinda know its gonna be good. Layouts. For small units (ie 1 BR), you have stacks 4, 1, and 7 as choices. Stack 4 faces the pool. Stack 1 and 7 face outside the building, to the south. Looks good now, but there is empty adjacent land to the south, still owned by the government. Once they sell it, likely will be another tall building to block. So net, the best is the north-pool facing units. South is also ok, but you better get a very high floor. You also don't want stacks 5 or 6, as those are facing directly to the temple. Overall its a great project that I believe is underpriced relative to its neighbors (ie Rivergate, The Pier, and certainly Martin 38). -
