Most aweful security encounter
The visit was marred by most unpleasant encounter with a security guard who shouted and yelled at the poor agent who gave a wrong unit number which left a bitter taste. We couldn't wait to leave the place. -

Why I choose to renew my lease in this condo.
This is my experience. I have been renting a place here for the past 2 years. So like everyone else, I was hot and bothered about the construction when it started. So when my lease came up for renewal, I decided to look elsewhere. But as life would have it, you don't know a good thing until you lose/or almost lose it. I went looking at other projects but really there are only 2 contenders in the area, namely Martin Place Residences and Rivergate. So why did I choose MPR over Rivergate.... (1) The lifts in Rivergate are under-allocated for the number of units in the building. I chose to visit a unit at about 6pm after work and its just about the busiest time of the day. I can only imagine the mornings when everyone else is going about their day. (2) It is REALLY high density living in Rivergate. 545 units versus 302 in MPR. I was told that the MCST strata fees for both the development for the 2 bedrooms are the same. So dollar for dollar, you get less competition for the facilities. (3) The MPR condo is next to a construction site. And actually so is Rivergate since it across the road from the site. My point is......... I was in a unit below 12th floor. That was what made me look elsewhere. But the agent pointed out that the higher we went, the noise is less noticeable. So I went looking for higher floor units within my budget and my persistence paid off. I am now very happy and content in a unit (above 25th floor) and yes, the view is fabulous!!!! So what about the construction noise........well, truth be told, if you are going to look for faults, the noise has not disappeared but it is definitely quieter up here. And yes, I am happy here. I want to say a big thank you to PropertyGuru for a well maintained website and it made my hunt for my new place that much easier. So I am returning a favor by writing this review to help out anyone who is using this website. Take care, keep smiling, and you know you will find that home........ -

I love Martin Place Residences
Having been here 20 years, I have lived in quite a few places. This Martin Place Residences is by far the best. Yes, despite the construction, I am lucky not to hear much as I am ABOVE #25 floor. The views from my balcony are stunning. And I have no intentions of moving out, construction or not. In fact, once I get my PR, I will look into buying here. Love it, love it, love it. As for families with children, which condo does not have them? There are great ones and there are also not-so-great ones. But overall, the domestic helpers are about to help with the kids. The pool and jacuzzi are very well maintained and an attraction for anyone coming for a visit. And the 14th level sky deck is a quiet place for some reading at night if you want to escape the wifey a wee bit. The lobby and grounds here in Martin Place are very well kept compared to other condominiums around here. One great thing about Martin Place is that its not as densely lived in as other condos, so it does not feel crowded..... Anyway, enough said. I love it here and I can only say good things about it. And anyone saying otherwise, can move out...... -

Noise all around
This residence is not the one to look for if you are looking for peace and quiet. One side is facing a future huge construction site (2 towers of 35 storeys) and the other is facing the Buddhist Lodge, going under renovation for another 3 years period of time! This side also faces the pool which is the worst part of the condo: the residence is now home of families with very young kids who apparently do not have any consideration for others. the whole day - and evenings are filled with kids shouting all around. Despite complaints, this has become so bad that we cannot even use our balcony at night. We cant wait to move out. It is really a shame as the units are really great and amenities fantastic. We used to absolutely love this place. We love our apartment but sadly, the lack of social grace and the construction noise push us out. -

Located between Robertson Quay and River Valley Road and not too congested surrounding. Smart looking architectural design with a myraid of facilities -

Very disappointed
Having lived in a one bedroom studio style apartment in Martin Place Residences for six weeks now I can confirm the appliances, facilities, landscaping and general level of finish are first class. However, the rubbish disposal chute system in the kitchen is very noisy and the irony of paying for a luxury apartment and listening to trash cascading from the floors above along with hissing sounds when the system discharges leaves me very disappointed. I wish this was a positive review but my new home is both a place of refuge and refuse. Investor and tenant beware. -

MPR review
This is my first visit to Martin Place Residences. My intention was to look around and then decide on the best place to invest or perhaps buy for my own stay. I heard about this project from a friend who is staying in Rivergate. The exterior of the condo is probably just ok, not superb compared to one devonshire or grange infinite but I agree with the reviewers that there is not many projects in district 9 which have full condo facilities which include tennis court and an Olympic size laps pool which is quite appealing. I visited two units. One high floor and another mid floor. I get to compare north and south facing too. I personally prefer south facing as you can see marina bay sands and city view if you buy units above 20th floor. It's true that the empty plot of land in front of MPR may have future development. You will be safe if you are at high floor. There is no west sun for whichever unit you buy as all units face either north or south which is another plus point. Furnishings are premium as whole floor is furnished with marble or timber flooring. Quality is usually not bad with frasers centrepoint. I have to agree after this viewing. If I were to buy, I am paying for it's location and freehold status. I kind of like the air-conditioned lift lobby area. The security system is not bad with multiple security features from guard house to lift lobby area before the unit. I like the address name of "Martin Place" without the word " Street" or "road". It does sound quite prestigious I should say. I drove past this project at night and I think the tranquility of this area makes it a perfect place for a peaceful rest at night with a scenic city view. I do think this project Is an excellent project to be considered. -

Martin Place Residences just TOP last week. That's a lot of excitement about this project since it just completed, quite similar to soleil in novena except MPR is a freehold project in District 9 with full condo facilities. MPR is a better buy compared to Soleil as the value of mPR is definitely higher than Soleil as MPR is freehold in District 9 while Soleil is a 99 years lease project in District 11. MPR offers premium furnishings with natural marble furnishings while Soleil is furnished with homogenous tiles. Workmanship is superior for both and comparable and quite similar as both projects are from the same developer - frasers centrepoint. Despite the height of current property market, MPR is still a good investment and property with high potential value to escalate in the future due to it's prime location and freehold status. It's still undervalued compared to many of it's nearby projects. I predict the price will further escalate in the next few weeks once the owners begin to receive keys and when it is open for viewing. I have visited this project after its TOP. It's amenities are full and I have no complaints about it. Furnishings and workmanship is definitely superior than rivergate. I think this is a great project. If you are looking for a project which offers you good location, freehold, good returns, high rental yields, full condo facilities... Then, you are looking at the right project. -
