Why I choose to renew my lease in this condo.
This is my experience. I have been renting a place here for the past 2 years. So like everyone else, I was hot and bothered about the construction when it started. So when my lease came up for renewal, I decided to look elsewhere. But as life would have it, you don't know a good thing until you lose/or almost lose it.
I went looking at other projects but really there are only 2 contenders in the area, namely Martin Place Residences and Rivergate. So why did I choose MPR over Rivergate....
(1) The lifts in Rivergate are under-allocated for the number of units in the building. I chose to visit a unit at about 6pm after work and its just about the busiest time of the day. I can only imagine the mornings when everyone else is going about their day.
(2) It is REALLY high density living in Rivergate. 545 units versus 302 in MPR. I was told that the MCST strata fees for both the development for the 2 bedrooms are the same. So dollar for dollar, you get less competition for the facilities.
(3) The MPR condo is next to a construction site. And actually so is Rivergate since it across the road from the site. My point is......... I was in a unit below 12th floor. That was what made me look elsewhere. But the agent pointed out that the higher we went, the noise is less noticeable. So I went looking for higher floor units within my budget and my persistence paid off. I am now very happy and content in a unit (above 25th floor) and yes, the view is fabulous!!!!
So what about the construction noise........well, truth be told, if you are going to look for faults, the noise has not disappeared but it is definitely quieter up here. And yes, I am happy here.
