  Great Investment Opportunity

  Kovan Grandeur is conveniently located where transport links such as bus-stops and MRT station and amenities are within walking distance from the Apartment. This Apartment offers Studios, One and Two Bedroom Units at affordable prices and with high rental yield. Surrounding Properties such as Kovan Melody, Kovan Residences and Fortune Park do not have Studios and one bedroom units. Currently a two bedroom unit in these condos are renting at $3XXX. Thus, single expats who are looking for luxury lifestyle but could not afford to rent a two bedroom unit in these condos will turn to rent a studio or one bedroom unit in Kovan Grandeur, whereby the rental is probably at $2XXX. As for the amenities, you can enjoy what a HDB estate is offering such as neighbourhood shops, Major banks, Wet Market and Food Centre, Tuition Centre, Heartland Mall at Kovan MRT station and Nex Shopping Mall at Serangoon MRT station, etc. Along the Upper Serangoon Road, there are many famous eaters which offers delicious and economic food. I would strongly recommend Kovan Grandeur if you are an investor who is looking for low risk (as the quantum is low and affordable) and high return (good rental yield) property.

  Great value for money

  As previous review has noted, this development is within walking distance to MRT. There were some discussions about this development for being located by the road and next to the mosque. To me, as far as you don't stay in the north-most stacks, you would not suffer from the dust and noise. I do not also see any harm by being next to the mosque, as it is surrounded by landed properties. This development is scheduled to TOP by Dec'12. However, should you take a peek at the site, you can see the towers with some units are already nicely built, and hence, I foresee that the TOP should by around the end of this year. To conclude, with its very low quantum, I believe that Kovan grandeur is one of the best value-for-money condo in Kovan area.

  Condo is right next to a Mosque

  This development is within walking distance to MRT. However, this developemnt is by the road and surrounded by HDBs. It is also sitting nicely next to a mosque.
