Convenient with good feng shui layout no door face door facing. Many bus services available just outside the building. nearby mrt tiong bahru. Walk across the road got ntuc, clinic and many shops. It's a upper class condo for couples and family. Most suitable to live in and for investment with rental of around $5000 plus a month for just a 2 room unit, obviously it's a potential buy for investors. Good view as the buildings adjacent are Delta House (3 storey) on one side and canal to the other. Not window to window.
Facilities: Lacking tennis, but compensated by a quite big pool and larger area of greenery with kid's playground. Sauna and function room, besides BBQ. Very spacious main entrance,, lifts with access cards. Spacious carpark.
Interior: The floorplans of all different unit sizes are well-shaped; you will not find any oddshaped room (e.g. like triangle-shaped room). Most of the units are using open kitchen concept to safe space. Interior layout and coloring well-matched.
Pricing: Priced at fair value for self stay (4july09). The 99-years condo offers good value if seen as a D9 district condo. However, very limited upside potential at current asking price of 1100psf for a longer term investment. The newly TOP-ed THE METROPOLITAN, around 500meters at the next MRT station (Redhill) is priced at quite large discount in comparison. Also, in consideration of so many TOPs coming up, the buying interest for this (older) 99-year condo for investment (and speculation) is very limited.
Summary: Ideal for ownership with self-stay purposes, very limited upside appreciation potential.
