I have been renting at this place for a while and liked it a lot. This place is very convenient, only about 7mins walk to MRT and on the way there are all different shops and you should be able to get what you want. It is also only one stop from either Bishan/Toh payoh.
The place itself is very quiet and LOTS of greenery. Given its located at the braddell hill, all units are on high ground and windy. The rooms are big and layout is very good (at least the one I am staying right now). For those parents who have kids like me, good schools are just near by (RI & RJ), heard that RGS is also moving here in the next few years to the vacant campus just near our place.
Although the condo is a bit old, the exterior stiil looks ok especially for those walk-up apartment. The land area of this place is huge so the place might be enblocked given its good location. it might be good for investment since price now still quite cheap. All in all, I like this place a lot especially the location and environment.

potential buyer
I totally agree with RN Khoo that the place needs a new splash of paint. I looked around a few units as well and am appalled by the condition of the common areas and the poor maintenance.
While the greenery is a plus point, the non-sheltered walk ways and carparks (except for some of the walk up apartments) will give you a wet wet day under torrential rain, which btw, is not uncommon in Singapore nowadays.
Public transport such as MRT and buses are not readily available at the doorstep and there are indeed some walking to do. As such, it is not the ideal place for people who rely on public transport to get around.
While my agent keeps reminding me that en-bloc is on the way...my take is that buying a unit there plus all the time taken to renovate, plus all the heartache of moving my stuff into the place plus the emotions of living with the thoughts of having to move out in the near future plus at least $1mil ...sigh...think there may be another place out there that fits my bill.
For a $1mil price tag, there may be better options

A prospective buyer
I viewed a few units here with intention to buy to stay. The location is great. Central with two train stations coming up and buses along Braddell road and Marymount road. The units are generally large, larger than the newer condominiums and airy. The lower floors are quiet.
At the higher floors, some units command great view of the reservoir. If you look past the ugly looking hospital and highway. But some are blocked by neighbouring blocks. And the sound from the cars "rev"ing up their engines to go up the adjacent highway is louder. Loud enough that if you stand at the balconies and windows, its hard to have a quiet conversation.
These are all minor points though. The biggest problem actually is the management of the estate itself. Despite sitting in prime land and potentially beautiful grounds, the facilities and grounds are sadly quite neglected. In fact, it seems that most HDB estates are better upgraded and kept than this condo which seems to have been left about 20 years behind.
For example, some of the blocks need a serious paint job. The lift lobbies are all tiled differently, haphazardly. And old. Some look like the original tiles which could have a nice dated look if properly maintained. Unfortunately, they are not. And there is no shelter from carpark to the blocks, or in between the blocks. If it rains, which it does, and heavily (this area somehow attracts rain - it always rains everytime I go viewing), good luck to you finding your way from the flat to the carpark. Even if you take public transport, you will still be stranded, because all bus stops or trains are at least 500 m away along pathways with no shelter.
On the upside, the neglected grounds is probably the reason this place is going cheaper than the other old HUDC...

Braddell View
This is well kept secret perhaps not known to many. This estate offers so much valued packed in a modest price tag. The Braddell View boost a 106,121 sqm, in plot size, with plenty of garden and common space amidst condo facilities.
The surrounding is superbly quiet and quaint with plenty of greenery in flowering shrubs and exotic ferns in well tended garden plots all around, as well as trees with lush foliage. Although the amenities are new, they are decent and serviceable, such as lifts, pool and tennis courts.
Most residents would agree that en-bloc or not, all that matters is that for now this is a gem in the heart of Thomson/Bishan area.
