  city fringe

  Avenue South Residence, located at Silat Avenue in D03, is a city fringe leasehold condo that was completed quite recently, in 2023. this spatial location makes it fantastic for accessibitliy to the CBD, greater southern waterfront area, rail corridor etc.

  my way or the highway

  my friends warned me about highway traffic noise and strong winds whooshing before i decided to move into Avenue South Residence. this condo is perfect as it's near my son's school and close to my parents' place. plus it looks beautiful and our high-floor unit has panoramic views (it's the tallest condo in the area last i checked).

  balance of old and new

  was so intrigued by the conservation of the heritage blocks and the gorgeous design. yes indeed, these are integrated into the development and the facade is left intact. it's so seamless and I got a Heritage Unit complete with the iconic orange sloping roof. such a breath of fresh air than all that glass and steel bland concrete! kudos to the well done conservation!

  Badly run estate

  To summarise: - not sure why owners voted these 11 members in - they gave freebies out to residents during their "election campaigns", from folders to tote bags - labelled themselves as ONE ASR. Now they are fighting against each other - the grapevine seems to indicate mismanagement in general but no one knows as only 1 person is talking. 10 are muted - I really am not a person to get involved with drama in the condo but I am now worried as even the Management Agent has resigned. I don't know how this place is going to run with no MA, bad blood and an inexperienced council but I hope someone can do some real goodness for this estate soon. My advice is leave the sinking ship and move to a place where peace is priority

  Overrated AS

  Overrated, overcrowded and overpriced. Units are small and cramp. Some owners claim termite infestation. Still a long way from nearest MRT. Greater Southern Water Front is overhyped and still 15-20 years away.

  Built-quality questionable; MainCon atrocious

  Thumbs Up: 1. Easy access to bus stops. 2. Big fridge Thumbs Down: 1. Wood cabinets are cheaply built and infested with termites. Developer used delay tactics to avoid responsibilities. 2. MainCon is irresponsible. In half of the appointments they showed up 30-60 minutes late, the other half were just no-show. It took 5+ appointments with them to solve a single issue. There is also no way to hold them accountable other than write them emails, which they never replied. 3. Noise from highway traffic and from strong wind can occasionally become unbearable, even when all windows have been shut.

  Condo OK, Main Con atrocious, noise troubleso

  1. Nice condo with easy access to public transportation 2. Main Con is irresponsible. In half of the appointments they showed up 30-60 mins late, the other half, they never showed up. You will need at least 5+ appointments with them to solve one single issue. 3. Noise from highway traffic and from strong wind can become unbearable occasionally, even if you shut all windows.

  Living in the anthill

  Please note that staying in a condominium with 1000 apartments leads to overcrowding, especially on weekends. This applies to the swimming pool, tennis court and other facilities. It is difficult to book everything here: function rooms, barbecue areas, a tennis court. The booking period is limited to two weeks, not just one, as in other condominiums. Another important thing, especially for families, is that there are very tight units here. There is no room for storing things. There is no large grocery store within walking distance. You need to travel by public transport.

  At City fringe living with seaview, aqua gym,

  With future Keppel MRT 5 minutes walk away, ASR is a sure win for investors. Also great for own stay for healthy living with premium aqua gym, putting green, good sized gym and tennis court. A sanctuary with an amazing southern sea view, Rail Corridor and Mount Faber.
