With the number of COVID cases on the rise on our little island, there are some different trains of thought – some of us see this as part of transitioning from a pandemic to an endemic, whilst some of us are being extra careful about going out. 

Nevertheless, thanks to constantly changing regulations, it no doubt impacts your viewings one way or another. However, let’s take a look at the data and how your property seekers have been in and how you should maximise your listings in October!

When to Focus Your Listings

Probably driven by erratic changes – with some going back to office and some not, your property seekers’ behaviour shifted significantly as well. 

From the looks of it, traffic looked very consistent between Sunday to Wednesday, with Wednesday peaking and surpassing the usual weekend crowd. However, one thing remains consistent – Friday is rest day for your clients. (Or maybe they’re busy at viewings with you!)

The time of the day remains consistent as well – with traffic picking up steadily through 8AM till 12AM. (Yes, it seems people still scroll for properties till midnight!)

Where to Focus Your Listings

Commercial Listings

It’s should come as no surprise – City & South West (D01-08) continue to be highly popular in commercial listing views, with Balestier/Geylang (D12-14) taking a modest 2nd position.

However, one thing that’s interesting is the increase in interest in the more residential districts like West (D22-24) and North (D25-28). And this is consistent with the market gaps identified – with plenty of them coming from the residential districts. 

It seems as we shift into this ‘new normal’, many companies are considering shifting to areas outside the CBD.

Residential Listings 

For residential listings, Serangoon/Thomson (D19-20) continues to be a popular choice with significant interest picking up in City & South West (D01-08).

Thee market gap for residential listings are over quite a few districts! If you look at it, it covers a large majority of Singapore, with West (D22-24) taking the lead.
