Group sizes for showflat visits cut to two as Phase 2 (Heightened Alert) Measures return

With the Multi-Ministry Taskforce (MTF) announcing the reversion to Phase 2 (Heightened Alert) measures from 22 July to 18 August, the Council for Estate Agents (CEA) has mandated estate agents and real estate salespersons to ensure that no more than two distinct persons per day may visit a property that is inhabited by a household.

“The two distinct persons include you and any other person who is visiting the property,” it explained in a circular.

“You will need to check that your client and the property occupant(s), if the client does not live at the property being visited, are aware of the updated rules, and the number of visitors that may visit the property per day,” added CEA.

Estate agents and real estate salespersons are also mandated to cease all door-to-door marketing activities, which include flyer distribution to business premises and households.

Meanwhile, the Building and Construction Authority (BCA) also advised Management Corporations (MCSTs) to follow the tightened safe management measures (SMMs).

Specifically, the permissible group size is reduced from five to two persons. The allowable number of distinct visitors allowed per household a day was also reduced from five to two persons.

With the tightened measures, some developers have decided to delay their project launches. One such developer is UOL. The developer has decided to temporarily close its showflat for The Watergardens at Canberra effectively from 21 July, after the Government announced the reversion to Phase 2 (Heightened Alert) measures.

To safeguard the safety of its buyers and partners, the company has also deferred the reopening of the showflat as well as the sales booking date of 31 July, pending further announcement from the Government.

The Watergardens at Canberra opened for preview on Saturday (17 July), with prices starting from under $1,400 per sq ft (psf).

Situated near Canberra MRT station as well as the future North Coast Innovation Corridor, the 448-unit project offers a mix of two- to four-bedroom units spread across 16 five-storey buildings.

Unit sizes range between 646 sq ft and 1,528 sq ft, while prices start from under $920,000 for a two-bedroom apartment, under $1.3 million for a three-bedder and under $1.8 million for a four-bedder.

“The visitorship to The Watergardens at Canberra showflat has been healthy since our launch preview over the weekend. However, we believe that closing the showflat given the latest Government announcement is the right thing to do as safety is our utmost priority,” said Jesline Goh, Chief Investment & Asset Officer at UOL.
