A residential site at Dairy Farm Walk has been launched for sale via public tender, revealed the Urban Redevelopment Authority (URA) on Thursday (21 October).

With a land area of 15,663.2 sq m, the site has a maximum gross floor area of 32,893 sq m and is expected to yield about 385 housing units.

The 99-year leasehold site falls under the Confirmed List of the second half 2021 Government Land Sales (GLS) programme. 

It comes with a maximum building height of 85 m Singapore height datum (SHD) in the medium-rise zone and 69 m SHD in the low-rise zone.

This means north-facing units on higher floors would enjoy unblocked views of the Chestnut Avenue Good Class Bungalow (GCB) area, while south-facing units on higher floors would be facing greenery, said Huttons Asia.

It expects the site to attract keen interest, given the positive sentiment in the market, developers keenness in replenishing land bank, limited new supply within the area and other good locational attributes.

“It may attract up to eight bidders and a top bid of between $900 and $1,000 per sq ft per plot ratio (psf ppr),” said Huttons.

The site is nestled within a quiet enclave close to nature, about 10 minutes’ walk to Hillview MRT station. It is also accessible via major roads and expressways like Upper Bukit Timah Road, Bukit Timah Expressway (BKE) and Pan Island Expressway (PIE).

Nearby schools include German European School Singapore and CHIJ Our Lady Queen of Peace.

The tender for the site closes on 8 March 2022. Its tender closing will be batched with the HDB Executive Condominium site at Bukit Batok West Avenue 8, set for launch in December 2021 under the Confirmed List of 2H 2021 GLS Programme.
