Special Advertising Feature: Boasting a stunning architecture design and a great location surrounded by growth districts like Bidadari Estate and Kampong Bugis, Jui Residences, a freehold residential development by Tiara Land Pte Ltd (a subsidiary of SDB Asia Pte Ltd), offers a winning combination of an unrivalled lifestyle coupled with return on capital investment.

Words Michelle Yee

In today’s fast-developing world, developers who make it a point to preserve historical buildings and neighbourhoods are far and few between, which is why we appreciate Tiara Land – a subsidiary of SDB – as their latest residential development, Jui Residences has been developed with conservation in mind.

Strategically located along Serangoon Road, next to Kallang River, this 117-unit residential development is built on the former location of the National Aerated Water (NAW) building, where soft drinks like Sinalco, RC Cola and Kickapoo Joy Juice were bottled, and will become part of the unique heritage of the NAW building. Thanks to this conservation effort by SDB, future generations will be able to witness one of the last remnants of the Kallang River’s industrial past.

A Freehold Property With Great Potential Investment With Exciting, New Developments In The Area

Jui Residences looks set to benefit from its close proximity to Kallang River, which has been ear-marked for URA’s redevelopment plans including new homes and work places set to be created along the river. Kallang River winds through several housing and industrial areas such as Bishan, Toa Payoh, Bendemeer and Kallang Bahru, before merging into Kallang Basin.

The existing Kallang Industrial Estate will in the longer term, also be transformed into a mixed-use precinct along the waterfront, while plans are underway to transform Kampong Bugis into an attractive residential and recreational precinct that supports active mobility, environmental sustainability, and fosters community interaction.

Currently, Kallang River is divided by roads and major expressways that cut across the river, but from 2020, infrastructure improvements will be carried out to create a more seamless walking and cycling experience, allowing residents to walk or cycle from town to town. The planned works will consist of new or improved crossings at strategic locations such as the CTE, PIE, Serangoon-Bendeemer, Kallang Bahru, Upper Boon Keng, and Sims Avenue.

Another allure of purchasing a unit at Jui Residences is the fact that it is a freehold project, and as a general rule of thumb, freehold properties tend to command a higher premium due to the scarcity of such land tenures and that its value does not depreciate with time. Additionally, despite it being a freehold property, the prices of Jui Residences’ units (median price of S$1,700 psf) are attractive and comparable to the nearby leasehold new launches.

Easy Connectivity And Modern Amenities

Situated within a mature housing estate in District 12, residents can benefit from an array of modern conveniences and transportation links. To get to other parts of the island, there are two MRT stations: Potong Pasir and Boon Keng, located less than one kilometre away from the development. For those who drive, the development is also close to the PIE, CTE, and Serangoon Road, connecting residents to the Marina Bay, CBD, and Orchard Raod.

For daily necessities and shopping needs, there are a handful of shopping malls located within walking distance away, such as City Square Mall, NEX Shopping Centre, Kallang Wave Mall, Kallang Leisure Park, and more.

For those who still prefer shopping at local markets, there is Boon Keng Market and Potong Pasir Town and Market, located just a short drive away.

Families with children have plenty of options when it comes to school enrolment with schools like Saint Andrews Junior College and Junior School, Bendemeer Primary School, Saint Andrews Secondary School, Cedar Girls’ Primary and Secondary School, Stamford American International School, Pei Chun Public School, and Maris Stella High School (Primary and Secondary) – all located less than five kilometres away from the development.

A Vibrant Community Space

Residents will have tons of opportunities to get outdoors as the development is located next to a park connector, which links Bishan-Ang Mo Kio park to Gardens By The Bay, and according to URA’s redevelopment plans, Sports Singapore will be introducing more sporting and community facilities at the ‘Kallang Alive!’ Sports Hub area to strengthen its standing as an inclusive sporting precinct.

Other projects in the pipeline include Kallang Football Hub; Singapore Tennis Centre; Benaan Kapal Green – an active community park space comprising park connectors and a multi generational ‘enabling gym’ set to be located along the Jalan Benaan Kapal waterfront; and Kallang Alive Loop – a new iconic circular walking and cycling loop, which will trace the original circular airfield of the Kallang Airport and will link up the waterfront, across Stadium Boulecard and Nicoll Highway.

Design-Centric, Minimalistic Spaces

Comprising 117 residential units within one 18-storey tower, the units comprise a good mix of one- to three-bedroom apartment types ranging from 431 sq ft to 1,001 sq ft in floor area. The architecture and interiors here have been designed to reflect art deco heritage, inspired by the rich history of the NAW building. An example is the kitchen walls, boasting mosaic tiles, reminiscent of homes in the 80s’. Aside from the mosaic, the kitchen is also unique in that its’ layout is L-shaped with two entrances/exits; one accessible from teh entrance of the home, and the other from the balcony.

The bathrooms, like the kitchen, have also been designed with a traditional touch – with tiles, however, the white tiles make the bathroom look bigger and clean. The other spaces in the house such as the living and bedrooms are spacious, bright and airy. There’s a nice balcony in the bedroom, which offers sweeping views of the Kallang River and surrounding scenery.

Located next to NEX Shopping Mall, Jui Residences’ showflat is now open for viewing.
