Sentosa Cove penthouse up for auction

A two-level penthouse on the sixth storey of The Berth by the Cove will be placed under the hammer on 28 February at The Amara Hotel Singapore, revealed Edmund Tie and Co.

The first Sentosa Cove property to be auctioned this year, the four-bedroom unit has a floor area of about 2,939 sq ft and offers unblocked views of the marina as well as the landed enclaves of Coral Island and Paradise Island. The property features private lift access, a double-volume ceiling in the living area and a private spa pool which is ensuite to the master bedroom.

The last owner acquired the property for $5.64 million, or $1,919 psf in 2011.

The Berth by the Cove is one of the few developments on the island that offers its residents berths for their private yacht.

“This is the first time in recent years that a unit under mortgagee sale is available at The Berth by the Cove. Overall, resale and rental transactions within this development and its surrounding projects, such as The Coast and The Oceanfront, has been healthy,” said Joy Tan, head of auction and sales at Edmund Tie and Co.

“Mortgagee sales along this stretch of Sentosa represents an excellent opportunity for investors or occupiers to acquire a property in one of Singapore’s most prestigious addresses.”

Aside from the Sentosa Cove penthouse, two other big-ticket mortgagee sale properties will also be offered in the upcoming auction, said Edmund Tie and Co. They are a four-storey, stand-alone JTC building at Joo Seng Road and a good class bungalow (GCB) at Belmont Road.

Zoned for B1 light industrial under the 2014 Master Plan with a plot ratio of 2.5, the JTC building has a land area of around 30,554 sq ft and a gross floor area of around 76,370 sq ft.

The GCB, on the other hand, carries a revised guide price of $22.3 million, or $1,365 psf, down 12.5 percent from its initial asking price of $25.5 million, or $1,561 psf last year.

It is nestled on a 16,327 sq ft site, with a built-up of around 11,502 sq ft over two-storeys and a basement. Located within the GCB area of Cornwell Gardens, the property is near Dempsey Hill, Singapore Botanic Gardens and Holland Village.
