Experts urge calm amid record flat prices in Clementi

Property experts have called for calm following instances of sky-high resale HDB prices seen at Casa Clementi, a mega public housing project along Clementi Avenue 1. Last month, a 5-room flat at Block 425 was sold for $960,000, while another 5-roomer at Block 416 recently hit the market for $968,000.

“There is no reason to be alarmed because it is uncommon for people to pay such high prices for a HDB resale flat. And with numerous measures such as the Mortgage Servicing Ratio (MSR) cap of 30 percent and Total Debt Servicing Ratio (TDSR), it is even rarer that a buyer can afford to pay such a high amount for a HDB flat,” said Mohamed Ismail, CEO of PropNex Realty.

In fact, sky-high flat prices which have even breached the $1 million mark in other estates such as Bishan and Queenstown are scarce, and do not fully represent the market, experts said.

Ismail explained that the high asking prices for flats at Casa Clementi can be attributed to its prime location and large liveable spaces of over 1,200 sq ft.

“A major pull factor in that location is the educational institutions,” said Eugene Lim, Key Executive Officer of ERA Realty Network.

In fact, NUS, NUS High School, Nan Hua High School and Singapore Polytechnic are relatively close to the project. As such, parents whose children go to these schools will be attracted to the location.

“Rentability is also a factor,” Lim said, highlighting that rental demand in the area is quite strong given the significant number of foreign students and staff from nearby schools and universities.

There are also plenty of other amenities within close proximity such as Clementi Mall, City Vibe, 321 Clementi, and Clementi Swimming Complex and Sports Hub, added Lim.

According to Ismail, some buyers are willing to fork out lots of money for public housing because there are extended families who require a bigger space for a “more comfortable living environment, and so they have no choice but to purchase a HDB unit with the right size, even if they can buy a similar priced condo with a smaller space”.

Rental Demand

Agree with Key Executive Officer of ERA. The rental demand in Clementi is strong due to its proximity to tertiary institutions such as NUS, UniSIM and S'pore Polytechnic. Another nearby source of tenants is the One-North. Tenants can commute there within 7 minutes with 2 direct buses. There is also a noticeable trend of EP-holders who work in Jurong Lake District but prefer to live in Clementi.
One-stop centre

To HDB Dweller: The public library is indeed located in Clementi Town Centre and some residents find it an important amenity. On a separate note, with the Jurong Lake District being transformed into the 2nd CBD over the next decade, there is still upside potential for the values of properties in Clementi even though some have reached sky-high prices now. There are plenty of people who prefer to live on the outskirts of a commercial centre rather than inside it, such as in the case of Tiong Bahru, Kallang-Whampoa and Toa Payoh. In the case of Jurong CBD, the districts on the outskirts are Bukit Batok, Clementi and a bit of Bukit Timah.

金文泰 is the chinese name of Clementi. 金 = Gold. 文 = Cultured. = Calm or Peace. It sounds more auspicious than Queenstown (女皇镇), Bukit Merah (红山), Bishan (碧山), Toa Payoh (大峇窑), Kallang (加冷)

I agree with the views above. Difficult to find a town center where amenities are condensed in a small area. Clementi central also has a public library which can be important to some people.
One-stop centre

Of all the mature HDB estates, Clementi is the only one with a one-stop town centre that consolidates essential amenities within a 200 metre radius: MRT, air-conditioned bus interchange, hawker centre, wet market, shopping malls, cineplex, polyclinic, HDB retail shops, swimming complex and sports hub. In contrast, Toa Payoh Town centre no longer has a cinema and the polyclinic is far from town centre. Queenstown used to have a town centre but it has been demolished to make way for eventual development of green spaces such as park. Bukit Merah Town Centre is not located near MRT whereas Tiong Bahru does not really have a one-stop town centre like Clementi although its advantage lies in the proximity to the old CBD. Is the same for Kallang-Whampoa and Bishan as well.
