A colonial-style good class bungalow (GCB) at Leedon Road has been put up for sale via expression of interest (EOI), revealed marketing agent DTZ.

Located within the prime GCB area of Belmont Park, the site has an area of about 43,926 sq ft and is zoned residential under the 2008 Master Plan. It currently consists of an original two-storey bungalow (pictured) with a swimming pool and a large garden.  

Notably, the site offers dual frontages and could be subdivided and redeveloped into a pair of new GCBs.

Reputable schools, Holland Village and Orchard Road are located nearby, while major roads and expressways in the vicinity offer easy accessibility to the rest of the island.

Shaun Poh, DTZ’s Head of Investment Advisory Services and Auction, said: "Given its prime location and large plot size, which is rarely available, the subject property is an attractive and choice acquisition for ultra high net worth individuals looking for land to build their dream house or developers seeking GCB opportunities."

According to DTZ, recent transactions of GCB land in the area such as a site at Second Avenue was sold for around S$1,800 psf while another plot at Belmont Park was acquired for about S$1,500 psf.

The EOI exercise will close on 8 November.
