Lake Vista @ Yuan Ching, the first Design, Build and Sell Scheme (DBSS) project in western Singapore, will be launched for sale next week, with prices ranging from S$360,500 for the smallest unit to S$680,400 for the largest flat.

Located near Jurong Lake, the project offers 682 units — 258 five-room, 279 four-room and 145 three-room flats. The prices for the five-room flats, each spanning 1,130 sq ft to 1,163 sq ft, range from S$584,300 to S$680,400.

Meanwhile, prices for the four-room units, with an area of between 925 sq ft to 980 sq ft each, range from S$481,000 to S$575,300, while three-room flats, each measuring 721 sq ft, will cost S$360,500 to S$399,500.

The project, which is being developed through a joint venture (JV) between Sunway Development, S C Wong Holdings and Hoi Hup Realty, comprises four blocks of 21- and 22-storey apartment towers with facilities such as a multi-storey car park and a childcare centre. Other amenities include an open green courtyard, an adventure playground, barbecue area and reflexology path.

E-applications for the flats will open from 18 to 24 October 2011, after which balloting will start.

Meanwhile, The Straits Times reported that DBSS flats offered for sale this month cost less, as developers try to avoid a repeat of the negative public reaction to the Centrale 8 launch in June.

The report added that two of the three developers behind the latest projects said that prices of DBSS flats will be pegged to market sentiment, after an outcry over Centrale 8’s record asking prices.
