Once you have finished paying off your HDB loan, you have the option of keeping your HDB flat or buy a private property with a maximum loan-to-value of 75%.

Hi,

1) Congratulation on meeting one of the major milestones in life.
2) There are certainly many options but depend on your objection on what to do next:
(a) Stay put and buy another property for investment. Able to get a maximum loan of 75%
(b) Upgrade to a private residence to continue on your life saving for retirement.
(c) Downgrade to a smaller flat due to a reduction of family size.
(d) Do nothing

3) 2(a) is a common choice for people using property to flip their capital.
4) 2(b) is the most common choice for people having an up-trend in their career. But it is common that they will choose EC as the upgrading path as this is the most hazzleless compared to a private condo unless their salary grows too fast to be eligible for it.
5) 2(c) is mainly for elder people where their children are moving out after married.
6) 2(d) is the most common choice that a lot of SC doing at the moment. Although they missed their chance of growing their retirement fund using their asset, it is not a wrong choice though.
