Valuation price consideration will generally be due to the following factors:
1) rare cent transacted prices within the precinct and neighbourhood
2) condition of the unit
If you are intending to sell your place and considering to do up the place before sale,I would advise to simply clean up the house proper prior to valuation.Slightly more can be done on a lower scale to help but I wouldn't recommend to go through the hassle of scale renovation since it takes time to do so and whether at the end would it be worthwhile to spend the time and money to renovate before selling. This is entirely up to the seller to justify if it is worthwhile or not. I have assisted a few of my clients who have units in original conditions achieve better valuation than what they have expected through a checklist I have designed for my clients.
