Good afternoon Benjamin,

I believe you are referring to Strata-Landed Townhouses or Cluster Houses? If so, generally pros include the opportunity to enjoy landed living with condo facilities (pool, gym, function room etc). The built-up area is typically quite generous to house a multi-generation family of 6 to 10 members. It is typically at a more exclusive area, less units and not as crowded as your typical development. Freehold strata-landed developments are quite limited in supply in Singapore. Cons are a little subjective, they may include living in strata-landed development means you own a share of the total land instead of the actual land, meaning any changes in the interior and exterior that can be done are in a sense limited. Also, there are by-laws to observe and also maintenance fees payable every quarter.

These are general observations from what I hear from clients looking at cluster houses and also from personal observation. Perhaps I could know which development you are looking at so to give you more professional inputs?

Hi Benjamin,

Question is if you are comparing against the option of purchasing something else? As different consumers, they have differing needs, priorities and lifestyles, therefore why are you considering this option of a freehold townhouse?

Townhouses or cluster houses, is like a hybrid between condo and landed homes, where the living environment is in a house setting, but instead of owning the land your house is sitting on, you own the airspace instead and the land is shared among all the owners within the project, and maintenance fees and sinking funds can be applicable.

In terms of pricing, it is definitely on the lower side in comparison to a pure landed home of similar size therefore many buyers who are considering to purchase a landed home but unable to fork out the funds required are likely to opt for this hybrid option.

Townhouse is more of a lifestyle things but it is still under strata title meaning shares inside the whole development..

Another advantage is ENBLOC, the shares will be greater compared to condo unit...which means higher compensation..
