We are considering to invest in a 2nd property but unsure on our affordability and what are the cash portion involved in a purchase. Below are some of our details for your professional advice.
Current Asset: HDB 5room flat at Jurong East (balance loan amount with HDB is $250k)
Combined income: $10,000
Cash on hand: $100,000
CPF allowed to utilize after minimum sum set aside is $20k each

Hi,

For 2nd property purchase with 2nd mortgage, typical breakdown as follows:

Cash 25%
Cpf 25%
Max bank loan 50%
Stamp duties (BSD+ABSD) and legal fees approx 3+7%

Alternatively if your hdb has appreciated and getting older, you might want to consider to re-organize your portfolio by selling the hdb and getting 2 private properties. Will be glad to share more and explore your plans and requirements together.

Reason I ask is because, based on the information provided, if you choose to keep your HDB, I am afraid it is not possible for you to buy a second property, as apart from the stamp duties, you will also need to set aside 50% (25% cash, 25% CPF) for downpayment.

Good evening buyers,

Do take note that you will face these restrictions in your second property purchase:

1) set aside basic retirement sum of $83k in your CPF OA + SA before you can utilise the excess CPF OA funds in this purchase

2) you will be subject to 7% additional buyer's stamp duty for owning second residential property if both of you are Singaporeans.

3) you will only be able to take up max 50% bank loan as you still have an outstanding housing loan.

With these restrictions in place, you most likely wont be able to purchase an unit for investment.

But fear not.

Recently I just helped a single income punggol owner with 3 kids to purchase a private condo with huge tax savings. He is not even hit by the restrictions and still have at least 3 years worth of reserved funds to pay the mortgage even in the event, he doesnt need to work.
