The property market is so bad now?
We are seriously looking for a private property in next 6 month, but when we contact agent from websites/new papers, seldom get respones? why?
or some of them responsing, but still asking a history high price-- 20-30% higher then last done record?
do anyone still want to do a business?

Dear sir or madam,

Past records are just for reference, it does not necessary mean that if a unit is sold at $1m today, it will be sold $990k for the next similar unit.

For 1, I have sold a unit in 3 days after listing it and at almost $100k above the last transacted price in comparison to the unit directly below the unit. I have also sold another unit $80k above the last transacted record for a similar unit in another project. If your objective is purely to buy on the low, I am sure there are units out there where sellers could be desperate to offload due to commitments, however, if these owners have already decided to engage the services of a salesperson and paying commission, would these sellers look to still sell low?

The best solution is to make an offer according to the market value and affordability. With no offers made, there will be no possibility of transacting at lower price too.

    get a new evidence, a unit historical high was 1.32 at 2011, now the seller and agent insist 1.54 negotiable, but the bottom line is 1.538, do you think it is possible? ridiculous or not?

    we did offer for 2 units we like: one was refer the a smaller and 2 floor lower 1141sf and 1006psf, wer offer 1000psf for a unit 1218 sf, but reject immidiately, insist 1280psf refer to a valuattion done in 2012 was 1.6mil.
    another unit we offered same price for a lower floor and smaller in size with a larger unit and higher floor last done price(recently deal at 1.4mil in March), but got reject immidiately, insist 1.65mil and above -- that's why make us feel bad.!

Heard your scenario, well, I can say that you have probably met sellers who may be trying to catch a buyer willing to pay for premium and has no immediate needs to sell therefore they can afford to call for a higher than normal pricing. In the first place, you probably should have just skipped such units to avoid such unpleasant feelings.

There is always a double edged sword in engaging a buyer's agent. Like you have identified that 1 concern will be unwillingness of the listing agent to share commission with your agent. The other way round you can look at it could also be if a listing agent is unwilling to share, how motivated is this agent to even assist the seller to sell even though it is at the right price. In taking care of the interests of clients, it is often misunderstood that it is all about pricing, but the fact that if we fail to advise or give ill advise to our clients, that will do disinterest to our clients instead.

On the other hand, a buyer's agent could sometime work in their own interests instead. I have cobroke agents who come to view our listings and insist on getting a higher cut in their share if they close our unit, otherwise they feel that it is better to close other units where they can potentially get higher commissions.
