So, is it by way of transfer ownership or by Will, he needs to meet the HDB Eligible criteria then able to keep the flat, correct?
What if I include him as Joint Tenancy & when I passed on he will become owner of my flat, right?

Hi,

Yes you are right and the other surviving owner gets the sole ownership of the flat under a Joint Tenancy scheme.

Hi,

Yes he needs to fulfil the HDB criteria at the point of inheritance to be eligible to keep the flat. Even if you include him as a co-owner under Tenancy-In-Common (joint tenancy is for married couple), he still needs to fulfil the eligibility at the point when you pass on, and HDB will be the authority to determine whether he fulfils the eligibility to keep the flat, so its not a 100% guarantee.

Hi,

1) Your grandson would have to meet the eligibility set by the HDB when the flat is left to him alone in both methods.
2) Thus you have considered the methods based on the cost.
3) Both methods will also ensure the flat is only inherited by him.
4) You have to ensure that your beneficiary of your CPF account is changed to your grandson as well.
