Hi,

1) In general in Singapore, it is still condominiums and apartments are more popular than landed.
2) When comes to rental, 99, 999 & Freehold do not make any difference to the tenant.
3) Since the maximum period they will rent is only 3 years. Not that they can't rent for a longer period, it is just a market practice for us to prepare a maximum lease period of 3 years. More common we saw is 1 or 2 years and renew after expire.
4) I did simple research and found that OCR rental performs the best.
5) From 2013 to 2019, the drop of the rental rate is -9.6% but has the highest growth from 2019 to 2022, a rise of +5.24%.
6) Compare to RCR of -13.94% and +3.95%, CCR of -15.05% and +0.87%.
7) Just by looking at the numbers, we can conclude that OCR has a higher investment potential for rental yield.
8) But most of the time, we also look at capital appreciation and other factors rather than just rely solely on rental income for investment.
