Dear sir/madam,

The entire planning to construction will likely take you about 9 months on average subjective to any changes to plans and etc. If you already have an idea of the design you are looking for, perhaps it will be faster but if you are starting from scratch, the entire consultation to design phase could delay the entire process.

The estimated building costs from what I have heard from my pool of landed buyers who have went through the process is around $300psf of build up area, depending on the quality of materials being used for the construction. It involves a fair bit of coordination therefore you will need to engage an efficient project manager to monitor the progress of project and quality of works done if you are unable to spare additional time outside your work to do so. Otherwise, you may consider purchasing a brand new house instead where you get to see and feel the quality of the house.

For landed property rebuilds in Singapore, costs vary depending on design, finishes, and contractors. A straightforward rebuild from a single-storey terrace to 3 or 3.5 storeys generally falls within these ballpark ranges:
• Rebuild to 3 storeys: around $1.0M to $1.5M
• Rebuild to 3.5 storeys (with attic/basement): around $1.2M to $2.0M

This usually covers design, approvals, piling/structural work, and mid-range finishes. If you want higher-end finishes, imported materials, or bespoke architecture, costs can climb much higher.

Other things to budget for:
• Architect and engineer fees
• URA/BCA application and approval costs
• Demolition of existing structure
• Interior design and carpentry
• Landscaping, gates, and external works

A good rule of thumb is to keep $400–$600 per square foot of built-up area as your base estimate, then add a buffer for extras. Read More
