Are you SC or PR? If you are SC, you are eligible for housing grant, if this is your first HDB property, without having any private property previously.
Let me assume that you are PR, with good credit record, taking bank loan, and aged 30, you should be able to get around $530k loan. Thus you can purchase a unit of around $700k.
