Our date of completion for both buying and selling (we are the contra party) is on first week of April 2024. But since my office environment is getting unbearable, i might resign my job in March.

I noticed HDB has deducted a large sum off my CPF for the purchase of my flat as well.

Can i still go through the completion on the 1st week of April without a problem ?

Hi, appreciate your sharing. Once you had acknowledge it, you should have enough funds for the completion. Best you call HDB officer to check.

Hi,

Upon the sale and purchase of your flat, are you still taking any mortgage loan? If you are, then you will have to write in to HDB to confirm your eligibility of the mortgage if you were to resign from your current job. Do quickly reach out to your HDB officer to ensure there are no delays in your completion of the sale and purchase transactions.

Do you need to serve any notice period? If you are required to serve at least a 1 month notice, technically speaking you will still have the necessary income statement to support your home loan for the purchase, but I am unsure what is the amount that HDB has deducted for with regards to your purchase of flat. As a contra party, did you utilise the Enhance Contra Facility from HDB or do you just mean you are selling and buying? If you are using the ECF, the sale and completion will both take place simultaneously, therefore if you have done the necessary calculations accurately for the contra to take place, it should not be any issue for the completion.

The main concern now is if you were to resign, will your income thereafter affect your servicing of loan for the purchased unit? At this stage, it is already too late to back out of both the transactions on your part as you have already entered into legal binding agreement with your seller and buyer to complete the transactions, unless these cases are thrown out by HDB.
