Perhaps I could have the rough location of the hdb so to make better recommendations? There are some hdb towns where resale value of 30+ year flats are still quite resilient as there is demand for them. I would need a bit more info to provide better inputs on whether the prices and rental quoted are potentially still viable in the next 5 to 10 years.

Hi, it really depends on your financial status and what’s your short to medium goal plan for your HDB housing. As moving forward, a HDB is no longer deem as an asset or an investment unit as it is just a roof over our head.

I would first be calculating $2400 x how many months will give me a return of $140K? That would be my answer as to whether to sell your HDB.

When did you purchase your flat? Have you checked out how much cash proceeds are you left with after deducting the CPF Amount used + the accrued interest?

Dear sir/madam,

I'd reckon to sell the HDB to claim back the ABSD first before deciding your next move. $140k for ABSD will take you about 5years+ to recover assuming you are getting nett rental of $2200 over these 5 years without any expenses throughout the tenure of rental, in which by that time the tenure of HDB will be left is just about 60years, which may raise potential concerns from prospective purchasers by then due to the balance lease, although the authorities have announced that they are putting in place measures to allow home purchasers who are looking to purchase the older flats to use their CPF funds. Loan may still be a concern in this aspect.

Hi Buddy,

Congratulations. I can see that you are a careful person. In short, it is better to liquidate your HDB upon TOP of your BUC.
However, there are a lot more other factors to be considered.

I always share with my friends that asset progression journey are much like our fingerprint; i.e no 1 plan can fit both families.

Dear Sir/Mdm,

I have advised my clients before on a similar situation before. As your flat has only a remaining lease of 66 years, it will be better to sell it and recover the ABSD as it will be unlikely to appreciate any future. Moreover, once the remaining lease is less than 60 years, it will be even more challenging to secure a buyer due to the existing restrictions on loan and CPF usage for older flats.

To recover your ABSD, you will need about 5 years worth of rental. You will also need to deal with the tenant's issues when dealing with rental.

My clients choose to sell their HDB and recovered their ABSD. They used the money to invest in other areas which allow them to get a better return.
