Do not be misled by others who may not understand the whole picture about the balance lease before you make that critical decision to sell.

I have just assisted my client to match a buyer for his 22years old penthouse (99yrs leasehold project) in the central region at a record price, despite the number of comparable choices available for the buyer.

If you do have a genuine plan and reason to sell your current place, there are 3 main factors for considerations in terms of marketing.

1) Pricing
2) Demand
3) Supply

I was sharing in an earlier post where I have come to know of units which was priced $50k below indicative value, but yet the response was sluggish, because in past 12 months, there was only less than 3 units transacted but there is easily more than 10 units listed on the market for sale within the vicinity. This shows very clearly that the demand in the area is low, therefore pricing it low may not be the key to getting it sold fast.

We can discuss more about this marketing assignment once I am able to understand more about your situation as well as the unit you intend to sell, such that you are able to make a more informed decision moving forward instead of rushing into any decision just because of the age of property.

Yes definitely you are eligible to sell off your HDB as long you have fulfilled minimum occupation period.

HDB sale will tend to be less responsive if HBD is 40 years old and beyond because buyers wont be able to obtain maximum loan and utilise maximum CPF usage due to restrictions imposed.

Secondly its that unit must be priced correctly.

I had experience selling ageing HDB with these imposed restriction so your property sale is still fine.
