Me and wife have already obtained HLE from HDB. However,the amount approved were way insufficient for us to buy a bigger flat. We are currently staying in a 3 room flat with 2 kids while another 2 of my kids living with their grandparent because of space constraint. We wanted to go for bank loans but i have a bad credit rating. My question is,can i still get home loans from banks?

Hi,

1) Honestly speaking both banks and the HDB are using the same financial assessment; MSR to determine your loan amount.
2) Maybe the private bank can offer a slightly higher amount but will not be significant.
3) Buying a house is usually a high financial commitment. MAS imposed this strict requirement to ensure no one is over-commit to purchasing a property.
4) I would think you might even be able to appeal for a higher loan amount from the HDB if you are able to show proof that you have sufficient saving to service the loan in the future.
5) The reason being using the HDB loan, your initial down payment is much lower (15%) than using the bank loan. This will definitely help in buying a bigger flat as long as the loan is able to stretch.

The basic assessment of home loan eligibility between bank and HDB is pretty similar, while it is good to get an assessment done by the bankers on your loan aspect, do also take note that the banks can only grant home loan up to 75% of the valuation while HDB grant home loan up to 90%, therefore the cash outlay can be the main choking point to many home buyers who are looking at bank loans because of the lower interest rates.
