Ive bought a hdb resale unit, me and my sister (both unmarried under 35 years old) are the flat owners. While my parents and other younger sisters are the authorised occupants.

Now, if I want to get married, and buy a new hdb unit with spouse, I will need to withdraw my current ownership.
Can I withdraw and let my sister (co-ownership) owns the house fully? What will be the way out if it is not possible?

Hi,

1) You are allowed to withdraw your name from the current flat since occupiers + your sister able to form a family nucleus.
2) But you have to meet the 5 years MOP before doing so.
3) Since your sister is the only owner, her income must be sufficient to get enough loan for your share.
4) Even if you decided to let it go without earning any profit, she has to get enough loan to pay your CPF + accrued interest back to the CPF board.

Hi,

Yes, you can. As long as your parents remain as the essential occupiers, your Sister will be able to hold onto the flat and own it fully.

However, in order for you to exit your ownership from this flat, your Sister will have to refund all the CPF monies that you had paid towards this flat, plus accrued interest back into your CPF-OA. If the property is still under loan, she will need to have the capability to undertake the balance loan too.

Do take note that in the event of a transfer, stamp duties are payable.

In terms of your new HDB flat purchase, which I assume you're referring to BTO, both you and your spouse will need to meet all the various eligibility conditions under the various schemes, like Citizenship status, combined monthly household income etc.
