Hi Mary,
1) I see you are eyeing Le Crescendo; freehold, a total of 228 units, TOP in 2006, now is 15 yrs since TOP.
2) Those first owners are buying at $520psf. A 3 bedroom unit size range from 1,100~1,500 sqft properly costs between $572k~$780k.
3) A low floor 3 bedroom unit (1,173 sqf) sold at $1.58 million transacted on 22 Dec 2020.
4) In the current market a 3 bedroom is selling at $1.95 million.
5) Let say you got a good bargain and bought this unit. How much you think you can sell in the future?
6) Will you get the profit the same as those bought in 2002 when this was launched?
7) I'm analyzing it from a logical point of view rather than emotion. Thus suggest you take my opinion into consideration.
