It depends on what is your objectives going forward.

You may be able to claim ABSD refund if the private property you're planning to purchase is going to be your matrimonial home. Hence, it is not a must for you to sell first before purchasing.

Just need to do maths sums to find out if it is worthwhile. How many months of rental income do you need to cover the amount of ABSD paid? That is to say, if the HDB conditions does not deteriorate for you to put in any maintenance costs, the age of property will not affect the current valuation and etc.

If you really need to pay ABSD, would it then be better to have sell off your HDB, purchase the condo without ABSD, and where you have spare funds, invest in a smaller condo where the ABSD applicable will be smaller?

Dear Sir/Mdm,

In my opinion, it will be unwise to keep the HDB and pay the ABSD. This is because if you look at the previous past few quarters data, you can see that HDB prices have stabilized and is unlikely to increase much in the near future. Moreover, the government is increasing the demand of BTO flats and also cutting short the waiting time, making it more accessible for people to buy new flats.

Instead of paying ABSD and struggling to keep up the mortgage payment with both loans, I will suggest that you sell your HDB and upgrade!

If you buy the right private property, you will be able to enjoy a decent upside potential in the next few years. It may not be prudent to overstretched yourself but buying 2 properties. I will suggest you to buy a property first and continue to save up for the next opportunity since property prices move in a cycle.
