Do take note that buyers will have restriction in financing a resale flat with balance lease less than 60 years, they cant use their CPF OA funds fully.
Sale will usually take slightly longer before you find a keen buyer who is willing to come out with more cash.

What are the conditions for using CPF to buy HDB flats with remaining lease of less than 60 years but at least 30 years?
The conditions are as follows:
First, to use CPF to buy HDB flats with remaining lease of less than 60 years but at least 30 years, an owner’s age plus the remaining lease of the flat must be at least 80 years. This is to ensure that the flat will last the owner until he/she is at least 80 years old, which is roughly the average life span of Singaporeans at birth.
Second, the maximum amount of CPF that all eligible owners may use for the flat is a percentage of the lower of the purchase price or the value of the flat at the time of purchase.
The maximum amount of CPF that can be used for the flat is set at a level that covers the estimated depreciated value of the flat when the youngest eligible member using CPF for the flat reaches the CPF withdrawal age of 55 years old. This is to ensure prudent use of members’ CPF savings towards the purchase of flats with short remaining lease.

2. As to whether it will be difficult to sell, it depends on the location of the property. If it is located at a good location, ie near MRT or centrally located. If the location is good, there will always be a pool of ready buyers regardless of the lease.
