Hi Daniel,

Floridian as a project itself is surrounded by good local and international schools. It is also along the upcoming downtown line in 2015.
This has the potential of pushing up the value of the projects in the vicinity. Taking an example of units in D19 and D20, (old) units in the area rose by 20% within a year when then circle line was up and running. (taking into account that it also coincide with the property boom) So its anyone guess if there is a potential of more than 5 percent for that unit. I would see Floridian as a project that is designed towards homeowner stay but with future investment potential. Mainly due to its layout and its vicinity to schools and the future MRT.

As for the rental yield, a unit of 2+1 in Floridian would fetch about $3200 - $3500 (estimate value based on surrounding units).
Hence based on a purchase price of around 1.6mio, rental yield will most probably max at 2.7%.

This are my 2 cents worth and my own personal opinion. However, if anyone begs to differ, feel free to voice it out.

Ken is spot on in the rental assessment of the area based on the comparative assessment of the developments in the area.

Further more, consider the time frame, Floridian is priced for future pricing that will match the pricing of the neighbouring Cascadia, WHICH, will TOP this year and start yielding a positive cash flow. Plus, direct developer sales are still ongoing.

As to the 5% annual appreciation, there has never been a gaurentee of such a fixed sum appreciation rate ever in history. Further more, considering the high price psf that you will be buying into, the appreciation potential might be somewhat limited.

Have you considered that the budget for the 2+1 unit that you are considering can get you a similar comparable unit in the central core regions of D9,10,11?
