With the flat at 57 years balance lease, it is a good time to reorganize the property portfolio and sell away the older hdb to unlock and recycle the funds into another property with better wealth preservation attributes. Prices of older resale flats have stagnated for some time and while newer flats are setting the newer price benchmarks in today's resale market.
You can purchase the next resale HDB under owner + occupier arrangement. Meaning you can purchase the next condo as a 1st property since you do not own any property count as you are considered just an occupier. Do note that the MOP of 5 years still have to be observed before you can purchase another property.

(a) Asset Financial Analysis:
(i) Estimate how much you are able to get from your current flat.
(ii) Current active income: This is to assess using MSR for HDB purchase, TDSR for your private purchase.
(iii) Saving and investment return
(b) Which phase of life are you in, aggressive investment mode, semi-retirement mode, any children, their age, etc.
3) Buying for own stay and only for investment makes a great difference on the choice and budget.
