i'm looking to buy my 1st HDB in the east (pref marine parade becoz i like to be near east coast park) however am not sure if buying the relatively old hbd flats will be a good idea as they are mostly 40yrs and older. i am afraid that it may be hard for me to sell in future (after 5yrs).

Hv looked thru the listings and it seems mostly without master-bedroom ensuite toliet.. and if there is, it will hv to be 5room flats which are very expensive for such old hbd.

what are your thoughts abt these old hdb estates, vs newer ones, which i assume may be even cheaper (but likely smaller too).

Hi,

Your concern on resale value of older HDB units makes sense and if you have the intention to move again after 5-10 years, you may want to select flats with longer balance lease (at least 80 years). Alternatively if the finances are comfortable, you may want to consider condo developments which have stronger capital appreciation potential. Afternoon,

When HDB unit are left with lease of less than 60 years, buyer will not be able to utilize full CPF sum for payment. When it's time for you to sell it, you might face resistance from buyers for the same reason. Alternatively, you might want to look areas around Marine Parade.

My views most certainly resonates with your concerns. As the properties are rather old, you would have difficulty in utilizing your CPF sums, and furthermore, face issues when you pose as a seller in the near future.

Since I believe this may be your first purchase - you may wish to consider a proposal with greater rate of returns and capital appreciation compared to HDB? If your finances are settled and you seek returns, you may wish to consider a private property purchase nearby ECP, which fulfills your primary preference. There are a couple of highly discounted properties which you may look at, as a means of leveraging on the weak propery market.

At this stage, perhaps what I can do is to chart a price and attributes analysis between CONDO and HDB to asses which works better for you,using data derived from sales transactions of each residence type and the scope of appreciation. You could then consider if HDB or CONDO works betters. Hope to hear from you! Thanks!
