If the TOP was 1937, hence the Leasehold from HDB states it's 1 Jan 1967,i take it the unit is 54 yrs old. Correct me if i'm wrong. Please advise. Lawrence.

Yes you're right, even though the block 73 Eng Watt St may be built pre-war, it has a lease start date from 1 Jan 1967. It has a balance lease of 44 years 4 months.
